Office complex in Frankfurt am Main achieves the highest BREEAM rating, making it one of only four buildings in Germany to receive an “Outstanding” certification
Astropark in Frankfurt am Main has become the first building in Aroundtown’s portfolio to achieve an “Outstanding” rating, the highest level awarded under the internationally recognized BREEAM certification system. This achievement underscores Aroundtown’s ongoing commitment to maintaining a sustainable and future-proof real estate portfolio. The distinction is particularly rare: only three other buildings in Germany have achieved this certification level.
Since Astropark was first BREEAM-certified in 2023, Aroundtown has continuously enhanced the office complex’s sustainability performance. To achieve this, new measures were implemented, existing processes optimized, and existing building systems and equipment effectively integrated. These measures include, for example, conversion to LED lighting, water-saving fixtures, digital meter readings for energy and water, building control systems, EV charging stations, and leak detection systems for water and refrigerants. The significant improvement to an “Outstanding” rating demonstrates the potential that lies in the continuous optimization of existing properties.
“With the top-level ‘Outstanding’ rating for Astropark, the Aroundtown property has achieved the highest certification level in the BREEAM system. Aroundtown’s long-standing commitment to BREEAM underscores the importance of transparency, quality, and international comparability when assessing the sustainability performance of existing buildings. Astropark demonstrates how sustainability aspects can be systematically assessed and documented based on clearly defined criteria. For investors, such independent and transparent assessments provide a robust basis for evaluating sustainability performance across a real estate portfolio,” says Alexander Rüb, Head of the BREEAM D-A-CH National Scheme Operator at TÜV SÜD.
“The first ‘Outstanding’ certification in our portfolio is an important achievement for Aroundtown. At Astropark, we have improved the sustainability performance step by step over several years through targeted measures. The result validates our approach of assessing each building individually and through active asset management to strengthen the long-term quality and future viability of our portfolio. Our tenants therefore benefit from a high-quality, modern working environment,” comments Limor Bermann, Chief Sustainability Officer at Aroundtown, on the certification.
Astropark, located at Lyoner Straße 9 in Frankfurt-Niederrad’s renowned Lyoner Quartier, also stands out for its high-performance digital infrastructure. The office complex was awarded WiredScore Platinum, the highest certification level for digital connectivity and future readiness. The assessment covers criteria including resilience, user experience, mobile coverage, and the range of connectivity solutions available.
“For 27 years, we have been responsible for the technical facility management of Astropark and have also been a long-standing tenant at the site. Together with the owner, Aroundtown, we continuously work to improve the building’s energy efficiency and sustainability. Measures such as installing an intelligent building management system to control heating, cooling, and lighting according to demand, converting to LED technology, and installing charging infrastructure for electric vehicles make a significant contribution to meeting the requirements for BREEAM certification,” says Mustafa Aybasti, SPIE Project Manager responsible for Astropark.
The project was supported by Rafael Morales, auditor at IBD sustain.

Since 1990, BREEAM (Building Research Establishment Environmental Assessment Method) has been one of the world’s leading international certification systems for assessing the sustainability of real estate. Through its holistic approach, BREEAM enables buildings worldwide to be compared against defined sustainability objectives. It assesses properties across categories including management, health and wellbeing, energy, transport, water, materials, waste, land use and ecology, and pollution. The system defines clear sustainability standards and, through its global comparability, provides a consistent assessment framework applicable to existing buildings as well as new construction and refurbishment projects.
BREEAM supports both the assessment of a building’s current sustainability performance and its continuous improvement through a recurring recertification process. Thanks to its international relevance and broad applicability, BREEAM certification contributes to user satisfaction and the long-term preservation of real estate value, providing clear added value for property owners, tenants, and sustainability objectives. More than 70% of all commercial properties in Aroundtown’s portfolio are already BREEAM-certified. Further information: https://breeam.com/
