a.s.r. real assets achieves an occupancy rate of 85 percent for its landmark property “The Cube House” in Amsterdam. The building was completed in December 2025. The two main tenants, both of whom have been committed to each other for many years, have now moved into their respective Netherlands headquarters in the property. These are the Dutch branch of the French banking group BNP Paribas and the international consulting and engineering company Arcadis. Space on the ground floor is leased to Apple Premium Partner Amac, which will open a new flagship store there in May. Furthermore, there are areas on the ground floor for multifunctional use under the label The Cube. The goal: the property should be accessible to the public. The aim is to create a dynamic and inclusive environment that creates space for work, culture and social programmes.
In addition, the Naturalis Biodiversity Center – the Dutch national research institute for biodiversity and one of Europe’s leading natural history museums – will open a permanent exhibition on the ground floor of The Cube House on July 2, 2026. In collaboration with Naturalis, The Cube House brings the topic of biodiversity into the world of work. The tenants BNP Paribas Netherlands and Arcadis are also involved in the project. BNP Paribas Netherlands is a partner of Naturalis and played a central role in the implementation of this collaboration.
“The Cube House” comprises 16,600 sqm of office space on eleven floors. It is located in the Amsterdam Zuidas submarket, Amsterdam’s main business and financial district, and is also right next to Amsterdam Zuid Station, one of the most important transport hubs in the Netherlands. The property is held by the ASR Dutch Mobility Office Fund.

The Cube House is the first hybrid timber office building in Amsterdam’s CBD. Around 75 percent of the load-bearing structure is made of biological materials, which contributes significantly to the reduction of CO₂ emissions while creating a pleasant, healthy working environment. The building meets high energy and environmental standards and has been awarded BREEAM Excellent and WELL Gold certifications.
