Recertification underscores the increasing sustainability of the office location at Wiesbaden Central Station
Aroundtown has achieved a BREEAM rating of “Excellent” for the Delta Haus office building at Gustav-Stresemann-Ring 1 in Wiesbaden. In its initial certification in 2023, the building received a “Good” rating. The score increased from 41.89 per cent to 72.81 per cent. The result demonstrates that sustainability aspects are taken into account in the operation of the building and are being systematically developed further.
The certification is the latest in a series of recent sustainability achievements across Aroundtown’s portfolio. This year, Astropark in Frankfurt received a BREEAM rating of “Outstanding”, the highest possible rating. The Markgrafenstraße 17–18 office building in Berlin, Trevista in Eschborn and An der Gehespitz 50 in Neu-Isenburg were also certified as “Excellent”. Across Germany, only around 8% of all BREEAM-certified properties are rated “Excellent” (as of 10/2026). In this way, Aroundtown is consistently pursuing its strategy of continuously improving the ESG quality of its portfolio.
Numerous features of the building contribute to the improved rating. Heating is supplied via district heating, meaning that no local emissions from heat generation are produced at the building. The outdoor and car park lighting has been fully converted to LED. A new building management system optimises the already efficiently operating technical systems. Water consumption is centrally monitored via the Smartvatten digital system, allowing leaks to be identified immediately; leak detection systems are also installed on the air-conditioning units; in addition, leak detection systems are installed on the air-conditioning units, enabling leaks of refrigerants with a high global warming potential to be detected at an early stage and appropriate measures to be taken. The building stands out for its particularly bright, light-filled spaces with expansive views and therefore achieves the maximum score for the requirement for daylight availability and views.
A total of 36 bicycle parking spaces are available for employees. In addition, the high proportion of green space promotes biodiversity. In this way, Delta Haus combines excellent working conditions for its users with resource-efficient building operations.
“The leap from ‘Good’ to ‘Excellent’ shows what targeted measures can achieve in the ongoing operation of a building. At Delta Haus, many individual measures contributed to this result. This encourages us to continue improving the sustainability performance of our portfolio step by step,” says Benjamin Betzl Lopez, BREEAM Expert at Aroundtown.
“Delta Haus demonstrates just how much can be achieved with an existing building. The improvement of around 31 percentage points is the result of consistent work on building operations. The new rating makes this progress transparent for owners and tenants,” says Alexander Rüb, Head of the National Scheme Representation BREEAM D-A-CH at TÜV SÜD.
The facility management company Mehl Gebäude Management provided support during the audit.
With its triangular main building, glass façade and rotunda at the front, Delta Haus is a defining feature of the area surrounding Wiesbaden Central Station. Via Gustav-Stresemann-Ring, the building has direct connections to the city centre and the A66 motorway. State ministries, courts and public authorities are located nearby, as are city-centre retail facilities. For day-to-day working, the building offers a fibre-optic connection, lifts, as well as parking spaces in the underground car park and outdoor parking area – providing a comfortable environment for everyone who works here.
Since 1990, BREEAM (Building Research Establishment Environmental Assessment Method) has been one of the leading international certification systems for assessing the sustainability of real estate. Through its holistic approach, BREEAM enables buildings worldwide to be compared on the basis of defined sustainability objectives. It assesses properties in categories including management, health and wellbeing, energy, transport, water, materials, waste, land use and ecology, and pollution. The system defines clear sustainability standards and, through its global comparability, provides a consistent benchmark that can be applied to existing buildings as well as new-build and refurbishment projects.
BREEAM promotes the assessment of a building’s current sustainability performance as well as its continuous optimisation through the recurring recertification process. Thanks to its international relevance and broad applicability, BREEAM certification supports user satisfaction and the long-term preservation of property value – providing clear added value for owners, tenants and sustainability objectives. More than 70% of all commercial properties in Aroundtown’s portfolio are already BREEAM-certified. Further information: https://breeam.com/
