CA Immo has completed the construction of its Upbeat office tower in Berlin’s Europacity and handed over the building to the exclusive tenant Deutsche Kreditbank AG (DKB). With the start of the long-term lease, the building makes a significant contribution to CA Immo’s recurring income. DKB has already started furnishing the rental space and will open its new headquarters on October 13, 2026.
With around 35,000 m² of rental space, the Upbeat is one of the most striking office developments in Berlin’s Europacity and CBD Mitte. The building was developed by CA Immo as a future-oriented, EU-taxonomy-compliant office property and combines high-quality architecture and consistent sustainability with a fully digitalised building infrastructure. Even before the start of construction work, the entire building could be rented to DKB. The long-term lease agreement with a user with a strong credit rating strengthens CA Immo’s high-quality real estate portfolio in the long term and will make a significant contribution to the company’s recurring income in the future.
Martin Löcker, Group Head of Development CA Immo: “The handover of the Upbeat to DKB is an important milestone for CA Immo and DKB. With great effort, CA Immo’s currently largest and probably most complex development project has been completed. We are pleased to have achieved this step together with DKB and to welcome the company as a long-term tenant and partner. The Upbeat combines high architectural quality with sophisticated building technology, consistent sustainability and a comprehensive digital infrastructure. This makes it an outstanding example of a forward-looking office building and bank headquarters. The project underlines our strategy to develop high-quality office properties in Europe’s most attractive markets and to create sustainable value.”
Future-oriented landmark building
With a height of around 82 metres, the Upbeat characterises the northern prelude to Berlin’s Europacity. The office high-rise designed by Kleihues + Kleihues consists of three buildings of different heights and is characterised by a striking façade architecture and spacious roof terraces with a view over Berlin.
The approximately 35,000 m² of rental space offer modern working environments with a high level of space efficiency and the greatest possible flexibility. Different office concepts – from classic individual offices to open communication areas – can be implemented equally. A representative lobby, high-quality lounge areas and attractive outdoor areas create a modern working environment with a high quality of stay.
A special focus in the development of the Upbeat was on sustainability and digitalization. The building meets the KFW 55 standard and relies on an innovative energy concept with renewable energy sources. This is complemented by a modern digital building infrastructure, excellent connectivity and intelligent building control. With the DGNB Gold, WELL Core Gold certifications and the WiredScore Platinum standard, which has already been attested, the Upbeat meets high requirements for sustainability, user comfort and digital performance.
Berlin’s development portfolio consistently expanded
With the completion of the Upbeat, CA Immo is consistently continuing its development of high-quality office properties in Berlin. In the immediate vicinity, directly at Berlin’s main train station and on the MuseumsMeileMitte, the Anna Lindh House, which has already been fully let and has around 17,000 m² of rental space, is currently being built in timber hybrid construction. Completion is scheduled for the end of 2026. In June 2026, CA Immo also started leasing the Alexander-von-Humboldt-Haus at Humboldthafen, which will in future offer around 6,400 m² of high-quality office space in a waterfront location in the CBD Mitte. The current Berlin development portfolio is complemented by the Skygreen on Hallesches Ufer – a modern timber hybrid office building with around 19,300 m² of rental space, the letting of which began at the beginning of July 2026, as well as by the Karlsgärten revitalisation project, which has also already been fully let. Both projects are located just a stone’s throw from the popular Potsdamer Platz. Together, all projects underline CA Immo’s strategy of developing high-quality and sustainable office properties in Berlin’s most attractive office locations.
