Aigner real estate market report shows trend reversal in the district of Munich
After a two-year dry spell between 2022 and 2023, the real estate market in the district of Munich recovered noticeably in 2025. Significantly more real estate was traded and the cash turnover also increased again. The price level, on the other hand, remained stable. This is shown by the current data of the appraisal committee, which was prepared by Aigner Immobilien Research and published in the new Munich Market Report.
The real estate market in the district of Munich has also had turbulent years. After a period of weakness in 2022 and 2023, the significant upswing came in 2025: the number of transactions increased to 3,174. Cash turnover also increased sharply to around 2.94 billion euros.
Despite the increase in take-up, average prices for residential real estate were stable or slightly declining compared to the previous year. There was a clear break with the previous upward trend for semi-detached houses and terraced houses: With an average price of 995,000 euros, the residential properties in the district, which are particularly popular with families, are available below the one million euro mark for the first time since 2018. Nevertheless, prices in the region as a whole remain at a very high level and continue to be massively above the Bavaria-wide average.
