    CTP, Europe's largest listed owner, developer and portfolio holder of logistics and industrial properties in terms of gross lettable area, is starting demolition work on the site of the CTPark Düsseldorf in North Rhine-Westphalia. This marks the beginning of the comprehensive transformation of a former industrial site of around 830,000 square metres in Düsseldorf's Rath district. A modern multi-user park with around 232,000 square metres of lettable space is being built on the site for companies from the industrial, production, light industrial and research and development sectors.

    With a planned investment volume of more than 700 million euros, CTPark Düsseldorf is CTP's largest project in Germany to date and at the same time the largest brownfield project in the company's history. The development thus marks an important milestone for CTP and the revitalization of large-scale former industrial sites in Germany.

    CTP took over the site from the French pipe manufacturer Vallourec at the end of 2024. In the course of the revitalisation, the majority of the currently derelict existing buildings will be dismantled. Individual listed buildings will be retained and integrated into the future utilisation concept.

    Around 232,000 square metres of modern usable space are to be built on the site in the coming years. The planned multi-user park will offer flexible areas for different user groups, from industry and production to light industrial and research and development. In this way, CTP is creating space for companies that need modern and well-connected space within the Rhine-Ruhr metropolitan region. The first areas are to be ready for occupancy in 2030.

    "With CTPark Düsseldorf, we are realizing the most extensive brownfield project in our company's history. The dimension of the site, its urban location and the planned investment make the project a special project for CTP, but also for Düsseldorf as a business location," says Timo Hielscher, Managing Director at CTP Germany. "We are not simply developing new space here. We are transforming a historically grown industrial site and creating the basis for a modern, future-proof commercial location. This is both an incentive and a responsibility for our team."

    The location is particularly impressive due to its urban location and excellent transport connections. The site is located in the Düsseldorf district of Rath, around eight kilometres from the city centre. The A52, A44 and A3 motorways can be reached in about 300 metres, four kilometres and nine kilometres respectively. Düsseldorf Airport is around two kilometres away. CTPark Düsseldorf thus offers a direct connection to the region's most important transport axes and short distances within the Rhine-Ruhr metropolitan region.

    CTPark Düsseldorf is already CTP's fifth brownfield project in North Rhine-Westphalia. The company specialises in the revitalisation of former industrial and commercial areas throughout Europe. Brownfield sites offer special potential: they often already have existing infrastructure and are located in established business locations. At the same time, their new development can protect previously undeveloped areas.

    CTP is pursuing a long-term revitalisation approach to the development of the Düsseldorf site. In addition to the dismantling of building structures that are no longer needed, selected historical elements will be retained and integrated into the future concept. The new areas are to be developed according to modern requirements in terms of functionality, energy efficiency and sustainability.
