Cureus, a portfolio holder specializing in inpatient care properties that is building new for its own portfolio and actively manages it, yesterday laid the foundation stone for the Sterkrade senior residence in Oberhausen together with the future operator Amando Seniorenresidenzen, a brand of care motifs. The ceremony took place in the presence of Werner Nakot, 2nd honorary deputy mayor. Representatives of those involved in the construction, from the administration as well as from the operator and the builder as well as neighbours were also on site. In addition to the actual ceremony with the ceremonial sinking of the time capsule, the approximately 40 participants were also presented with in-depth information about the newly emerging retirement home and first insights into the construction site. The physical well-being was well taken care of. Cureus itself is acting as the general contractor for the construction of this project. The new building is being built at Weseler Straße 138 in 46149 Oberhausen (North Rhine-Westphalia).
Kathrin Ufken, project manager of the client Cureus, on the project: “In the summer of 2025, we were able to start clearing the area and dismantling the old car wash on the site. A lot has happened since then: The ground was prepared, the area was probed for explosive ordnance and suspicious points clarified, then the earthworks began immediately. These have been completed and we have a clean building site, on which our new building has been under construction since the beginning of the year. The concreting of the floor slab has already taken place, so that we can now hold the official laying of the foundation stone at a suitable location. So far, we are optimistic that we will be able to hand over the new senior citizens’ residence to our operating partner Amando Seniorenresidenzen, which has been won for this location, as planned in spring 2027. We wish all those involved in the construction continued success.”

Modern retirement home with restaurant, hairdresser, laundry, fireplace lounge with library, therapy rooms and care bathroom
On the approx. 4,665 square metre site, a roughly Z-shaped building will extend from the street side to the rear part of the property. There is a spacious and park-like outdoor area. The entire complex of the Sterkrade retirement home was planned to be barrier-free and in accordance with the state quality seal for sustainable buildings (QNG) in KfW Efficiency House 40 construction and with the aim of DGNB silver certification. Heating is provided by a heat pump and a solar system generates environmentally friendly electricity on the flat roof, which is also green. The design of the building will also be particularly adapted to its surroundings: In particular, the linear cubature with a mixture of grey, white and beige plaster as well as red clinker brick will create an eye-catcher.
The building of the senior citizens’ residence will have around 5,640 square metres of gross floor area (GFA) on four floors. The residence welcomes residents and guests with a hotel-like lobby with foyer and reception, a fireplace lounge with library as well as a hairdresser, therapy rooms, care bathroom and in-house laundry. The terrace creates a pleasant connection to the park-like outdoor facilities of the senior citizens’ residence.
On the three upper floors, residents can expect 86 single rooms with their own bathroom according to the latest standard, which, in addition to the nurse call, also includes their own telephone, internet and television connection. In addition, 56 rooms in the residence are wheelchair accessible. The rooms can be individually furnished by the residents to create a feel-good atmosphere and a private retreat. The residence is divided into six residential groups, each with its own lounge with kitchen-cum-living room and balcony, in order to create a homely-family atmosphere for the residents.
Ideal location and high construction quality
The Sterkrade Senior Residence is located in the north of the city and within walking distance of the Volkspark with pond and stadium as well as the local recreation area Historische Zeche Sterkrade. Embedded in a grown residential area, doctors, local amenities and churches can also be found in the immediate vicinity. The centre of Sterkrade with its train station, clinic, numerous shopping facilities as well as cultural leisure, social and administrative facilities can be reached in a few minutes from the nearby bus stop, as can the city centre of Oberhausen. The location is thus optimally connected by transport, which makes the residence very easy to reach for residents, visitors and staff.
On the grounds of the residence, spacious, park-like outdoor facilities are being created in the rear part, which serve as a meeting place with circular paths, shaded rest areas and regional planting of deciduous and fruit trees and invite people to exercise and linger outdoors. In addition, nine car parking spaces with infrastructure for e-mobility will be created on the property, one of which will be handicapped accessible, as well as twelve bicycle parking spaces.
The new building is being built in accordance with the Cureus standard of the system care property. This relies on uniform, high quality standards and is oriented, among other things, to the needs of the operators with a focus on residents and nursing staff. For example, the construction processes and all objects are optimized from the inside out: This applies, for example, to the size and arrangement of rooms to optimize areas and walkways. The on-site equipment is also well thought-out from a utility point of view: corridors always receive daylight, each room has floor-to-ceiling windows and the modern bathrooms and window arrangements always follow the same standardised system approach. In the architecture and façade design, however, great importance is attached to individuality and the highest quality in order to fit optimally into the respective project environment. Sustainable aspects also play an important role, for example, an energy-efficient KfW standard is being sought for all properties. The bundled procurement, including floor coverings or elevator systems, also ensures cost synergies. Long-term maintenance contracts covering several properties also reduce the costs of the future operator. By constantly reviewing and optimizing this system approach, the creation of needs-based properties can be guaranteed.
