Cureus, a portfolio holder specializing in inpatient care properties, which is building new for its own portfolio and actively manages it, has completed the Osterholz-Scharmbeck retirement home at Bergkamp 9/11 in 27711 Osterholz-Scharmbeck (Lower Saxony) and handed it over to the operating partner compassio. The first residents will be welcomed to the new location as early as the beginning of March 2026. Cureus itself acted as general contractor for this project.

Combined location focuses on sustainability and a wide range of services
The compassio senior citizens’ residence Osterholz-Scharmbeck was built in two parallel construction phases on a plot of approx. 12,270 square metres between the federal highway 74 (B74) and a quiet residential area along the street Am Hohenberg. The two-part building complex was built in a three-storey construction with an additional staggered storey and thus complies with the specifications of the development plan drawn up for the area in the summer of 2021. Approx. 9,730 square metres of barrier-free living and usable space were built in accordance with the energy-conscious KfW 40NH standard, which also meets the criteria of DGNB Silver certification and thus achieves the seal of quality for high sustainability. The flat roofs of the building were given near-natural greening. The facades have a linear and modern design and, according to the development plan, are partially clinkered in red. This means that the buildings with their predominantly light colour scheme blend in perfectly with the surrounding building. For noise protection, a protective wall was built along the B74 at the western border of the property. The windows facing the street were equipped with increased sound insulation.
Modern retirement home with extensive range of services
In the northern part of the property, the U-shaped main building of the senior citizens’ residence was built with around 7,250 square metres of living and usable space on three full floors and a staggered floor. In addition to a hotel-like reception with a friendly lobby, it also has a fireplace lounge with library, hairdresser, care bathroom and a residents’ restaurant with sun terrace. These offers can also be used by the tenants of the service apartments. Of the 143 modern, barrier-free single rooms, 47 are wheelchair accessible. Each of the rooms has its own bathroom and, in addition to nurses’ call, telephone, internet and television connections. It is possible to furnish the rooms yourself to preserve privacy and as a retreat. The residence is divided into seven residential groups, which enable a home-like family life. Each residential group has a private-family common room with a kitchen and dining area as a communicative centre that promotes social contacts among the residents.
Assisted living and day care in the southern part of the property
To the south of the main building, a three-storey, L-shaped building with an additional staggered floor was built, in which there are 28 assisted living and usable apartments on around 2,300 square metres of living and usable space. On the ground floor, the day care for people with physical disabilities and dementia will open. It has 18 places and is available to tenants of the assisted living apartments above as well as external day guests on a daily basis from Monday to Friday. A spacious group room with kitchen, a therapy room, relaxation rooms with comfortable armchair beds, sanitary facilities, a care bathroom and a terrace ensure a pleasant stay here.
On the upper floors are the 28 modern assisted living apartments for singles and couples in sizes between 42 and 67 square metres. The two-room apartments are barrier-free and partly wheelchair-accessible and include a private bathroom, a bedroom and rooms for living and cooking, as well as a hallway and storage rooms. All apartments have a balcony or a roof/terrace. A club room and storage rooms for wheelchairs and walkers are also located in this building. Rents start from 665.00 euros per month plus individual service fee and ancillary costs.
Ideal location and optimal accessibility
The location of the new senior citizens’ residence is in an optimal location: the city centre of Osterholz-Scharmbeck with the city park, doctors, shopping facilities and cultural and social facilities can be easily reached via the nearest bus stop. On the site of the compassio senior citizens’ residence, 35 bicycle parking spaces and 61 car parking spaces will be created. Nine parking spaces have been made accessible to the disabled. This ensures very good accessibility for residents, visitors and staff. The outdoor facilities, designed in the style of a park, are available to all residents of the residence for activity, stay and togetherness. A green meeting place with seating and a high quality of stay will be created by Cureus for the community directly in front of the main building and is to become a popular meeting place.
Well thought-out standard ensures individuality and the highest construction quality
The compassio retirement home Osterholz-Scharmbeck was built in accordance with the Cureus standard of the system care property. This relies on uniform, high quality standards and is oriented, among other things, to the needs of the operators with a focus on residents and nursing staff. For example, the construction processes and all objects are optimized from the inside out: This concerns, for example, the size and arrangement of rooms to optimize areas and walkways. The on-site equipment is also well thought-out from a utility point of view: corridors always receive daylight, each room has floor-to-ceiling windows and the modern bathrooms and window arrangements always follow the same standardised system approach. In the architecture and façade design, however, great importance is attached to individuality and the highest quality in order to fit optimally into the respective project environment. Sustainable aspects also play an important role both in terms of the long-term profitability of a nursing home and its impact on the environment. For example, the KfW 40 standard is aimed for all properties. The bundled procurement, including floor coverings or elevator systems, also ensures cost synergies. Long-term maintenance contracts covering several properties also reduce operating costs. By constantly reviewing and optimizing this system approach, the creation of needs-based properties can be guaranteed.
