Cureus, a portfolio holder specializing in inpatient care properties, which is building new for its own portfolio and actively manages it, yesterday set the topping-out wreath for the Gladbeck-Brauck retirement home together with the future operator Amando Seniorenresidenzen, a brand of care motifs. The ceremony took place in the presence of Dr. Volker Kreuzer, the First Alderman of the City of Gladbeck. Representatives of those involved in the construction, from the administration as well as from the operator and the client as well as neighbours were also on site. In addition to the actual ceremony under the topping-out wreath with a hearty topping-out speech and the symbolic hammering of the last nail into the roof structure, the approximately 50 participants were also presented with in-depth information about the newly emerging senior citizens’ residence. The first applicants for the more than 100 new jobs have already received exclusive guided tours of the shell of their potential new workplace. The physical well-being was well taken care of and in keeping with the Football World Cup, decorations, a table football and a goal wall with small prizes were offered. Cureus itself is acting as the general contractor for the construction of this project. The new building is being built at Horster Straße 216 in 45968 Gladbeck-Brauck (North Rhine-Westphalia).
“Our construction project is progressing quickly and according to plan. The shell of the new senior citizens’ residence is finished, the roof and the shell are tight and the future building is already very easy to see. So these are the best conditions for now also pushing ahead with the interior work,” says Kathrin Ufken, project manager of Cureus: “We would like to celebrate this construction progress in a traditional way with all those involved in the construction under the topping-out wreath and express our thanks to them for what they have achieved so far. We continue to expect to complete the new care location for Gladbeck on schedule at the beginning of 2027 and to be able to hand it over to our experienced operating partner Amando Seniorenresidenzen. Modern senior citizens’ residence sustainably conceived – restaurant, hairdresser, wellness & care bathroom, laundry, fireplace lounge with library and therapy room in the building
On the approx. 3,390 square metre plot in the Theodorstraße/ Johannastraße/Horster Straße square, a roughly L-shaped building will extend in the future, opening up to a green, park-like inner courtyard. The entire complex of the Gladbeck-Brauck retirement home was planned to be barrier-free and in accordance with the high energy-optimised requirements of the KfW 55KNN standard. Heating will be environmentally friendly via a heat pump and a solar system with 349 modules will also generate green electricity on the extensively green flat roof. The design of the building will also be particularly adapted to its surroundings: In particular, the linear cubature with a mixture of red and sandstone-coloured clinker brick and multiple greyscale plaster will create an eye-catcher.
The residence will have around 7,140 square metres of gross floor space in a partial basement and four full floors. It will welcome residents and guests with a hotel-like lobby, with a fireplace lounge and library. A wellness and care bathroom, a hairdresser, therapy rooms and the in-house laundry complete the range of services. The sun terrace of the restaurant, which is also accessible to the neighbourhood, will create a pleasant connection to the park-like outdoor facilities.
The residents can expect 118 bright, spacious single rooms for inpatient care with their own bathroom according to the latest standard, which includes not only the nurse call but also their own telephone, Internet and television connection. 111 rooms – which corresponds to 95 percent – will be wheelchair accessible. It will be possible to furnish the rooms individually, in order to create a feel-good atmosphere and a private retreat. The division into seven residential groups, each with its own lounge with kitchen-cum-living room and terrace or balcony, is intended to create a homely, family atmosphere.
Ideal location and high construction quality
The location of the senior citizens’ residence is centrally located in the Gladbeck district of Brauck and is surrounded by a grown residential area. The Nattbach and the Natroper Feld nature reserve are within walking distance, and the Mottbruch Sports Park and the Südpark are also nearby. There are also shopping facilities, doctors and social facilities in the area. The centre of Gladbeck with other cafés, church, cultural offerings and the train station is just as easy to reach from the nearby bus stop as the towns and communities in the surrounding area.
A park-like outdoor area is planned on the grounds of the senior citizens’ residence. It will serve as a meeting place with circular paths, shaded quiet zones and regional planting of deciduous and fruit trees and invite people to exercise and linger outdoors. In addition, ten car parking spaces with infrastructure for e-mobility are to be built on the property, one of which is handicapped accessible, as well as 16 bicycle parking spaces. This ensures very good accessibility for visitors, residents and nursing staff.
The new building is being built in accordance with the Cureus standard of the system care property. This relies on uniform, high quality standards and is oriented, among other things, to the needs of the operators with a focus on residents and nursing staff. For example, the construction processes and all objects are optimized from the inside out: This applies, for example, to the size and arrangement of rooms to optimize areas and walkways. The on-site equipment is also well thought-out from a utility point of view: corridors always receive daylight, each room has floor-to-ceiling windows and the modern bathrooms and window arrangements always follow the same standardised system approach. In the architecture and façade design, however, great importance is attached to individuality and the highest quality in order to fit optimally into the respective project environment. Sustainable aspects also play an important role, for example, an energy-efficient KfW standard is being sought for all properties. The bundled procurement, including floor coverings or elevator systems, also ensures cost synergies. Long-term maintenance contracts covering several properties also reduce the costs of the future operator. By constantly reviewing and optimizing this system approach, the creation of needs-based properties can be guaranteed.
