Cureus, a portfolio holder specializing in inpatient care properties, which is building new for its own portfolio and actively managing it, is starting the construction of a new senior residence for Lavendio senior residences in Braunschweig’s Nordstadt. The building is being built at Jütenring 7 (Am Nordpark) in 38106 Braunschweig (Lower Saxony) and is part of the most recently drawn up development plan HA 137 Jütenring (Nordstadt) between Nordanger, Am Nordpark and Gotenweg. Olaf Joop Projektbau GmbH is acting as the general contractor for this project. In the immediate vicinity, the Lindhorst Group, to which Cureus also belongs, is currently also building the Wohncarrée am Nordanger with around 180 residential units for student housing (information here…).
“With the construction of the new senior citizens’ residence, the last part of the planning area of the B-Plan HA 137 is now being attractively prepared. There will be 138 nursing places according to the latest standards,” reports Holger Johannesmann, project manager for Cureus. He adds: “Now the preparatory earthworks will start and immediately afterwards we will start with the construction of the floor slab. After that, the new building will grow upwards bit by bit. Thanks to our system approach for nursing homes, we plan to complete the residence after a short construction period by the end of 2027 in order to be able to hand it over to our experienced operating partner Lavendio Seniorenresidenzen.”
Elvira Schulze, Managing Director of Lavendio Senior Residences, about the new location: “In Braunschweig, in addition to full inpatient care, we will also offer interspersed short-term care places as well as care for people with dementia and palliative care. A total of 138 modern, comfortable single rooms and a light-flooded, friendly design of the entire building are planned, which will make the new senior citizens’ residence a home of well-being. In our hotel-like ambience from the reception to the restaurant, the residents will feel completely at home. We will also create more than 84 new, crisis-proof and modern jobs in the areas of nursing, administration and housekeeping and technology. We also attach great importance to the well-being of the team and want to give the entire house a corresponding atmosphere.”

In the future, a V-shaped building will extend on the almost 4,000 square metre site, opening to the north to an inner courtyard. The entire complex of the Lavendio Senior Residence Braunschweig was planned barrier-free and according to the high energy-optimized requirements of the KfW 55 KNN WG standard. Heating will be provided by the municipal district heating network. Around 50 percent of the extensively greened flat roof areas are covered with a solar system to generate green electricity. Rainwater is kept on the property and seeps away locally. In terms of design, the building will be particularly adapted to its surroundings: In particular, the linear cubature with a mixture of sandstone-coloured clinker brick and light-coloured plaster will create an eye-catcher.
The residence will have around 7,680 square metres of gross floor space on four full floors. It will welcome residents and guests with a hotel-like lobby, with a fireplace lounge and library. Care bathrooms, a hairdresser, therapy rooms and the in-house laundry complete the range of services. The sun terrace of the restaurant, which is also accessible to the neighborhood, will create a pleasant connection to the outdoors.
The residents can expect 138 bright, spacious single rooms for inpatient care with their own bathroom according to the latest standard, which includes not only the nurse call but also their own telephone, Internet and television connection. Some rooms will have comfort equipment. 114 rooms – which corresponds to more than 80 percent – will also be wheelchair accessible. It will be possible for the residents to furnish their own individual rooms in order to create a feel-good atmosphere and a private retreat. The division into four residential groups, each with its own lounge with eat-in kitchen and terrace or balcony, is intended to create a homely, family atmosphere.
Ideal location and high construction quality
The location of the senior citizens’ residence is in Braunschweig’s Nordstadt, where the local recreation area around Oker and Ölpersee is also located. The Nordpark is very easy to reach on foot from the location, and the wider area is characterised by a new residential development and shopping facilities. A bus stop is within walking distance and creates a very good connection to the city center with doctors, cultural and social institutions as well as to the surrounding area.
On the grounds of the senior citizens’ residence, 18 car parking spaces with infrastructure for e-mobility are to be created, one of which is handicapped accessible, as well as around 10 bicycle parking spaces. This ensures very good accessibility for visitors and nursing staff.
The new building is being built in accordance with the Cureus standard of the system care property. This relies on uniform, high quality standards and is oriented, among other things, to the needs of the operators with a focus on residents and nursing staff. For example, the construction processes and all objects are optimized from the inside out: This applies, for example, to the size and arrangement of rooms to optimize areas and walkways. The on-site equipment is also well thought-out from a utility point of view: corridors always receive daylight, each room has floor-to-ceiling windows and the modern bathrooms and window arrangements always follow the same standardised system approach. In the architecture and façade design, however, great importance is attached to individuality and the highest quality in order to fit optimally into the respective project environment. Sustainable aspects also play an important role, for example, the energy-efficient KfW 55 standard (KNN-WG) is aimed for all properties. The bundled procurement, including floor coverings or elevator systems, also ensures cost synergies. Long-term maintenance contracts covering several properties also reduce the costs of the future operator. By constantly reviewing and optimizing this system approach, the creation of needs-based properties can be guaranteed.
