DAHLER Invest, the Germany-wide specialist for the brokerage of investment properties to private and (semi-)professional investors, is further expanding its presence in southern Germany.
With the location in Ulm, the company is broadening its product base in a prosperous region. The twin city of Ulm / Neu-Ulm is characterised by a constant influx, a historic building fabric that is as diverse as it is rich, a high recreational and leisure value, a scenic environment and a broad economic base. High-performance companies in the pharmaceutical industry, vehicle construction, metal processing and electrical engineering, an innovative medium-sized company and a diverse research landscape are the most important pillars of sustainable economic development in the region.
In addition, the growth area with a total of around 500,000 inhabitants extends into Bavaria and Baden-Württemberg. “You can benefit from the best of the many aspects in both federal states,” says Erhard Sepp of DAHLER Invest. “This is unique in Germany.”
Sepp has been working for DAHLER in Ulm and Neu-Ulm since 2020. He and his team have so far focused on the business with high-quality houses and apartments on the left and right of the Danube and will now also devote more time to investment properties. “Ulm and Neu-Ulm still offer a comparatively low price level compared to other major cities in southern Germany and attractive yields due to the growth in rents,” says Sepp. “In addition, significantly more people move in every year than leave the city again.”
On the supply side, however, the market for investment properties in Ulm is comparatively narrow. “In Ulm, real estate traditionally remains in family ownership for generations and there are enough local interested parties for the properties that come on the market. It thus helps to be well networked in the city and its surrounding area.”
