"The North is coming": Hammer AG opens Munich's first marina with Marina Monaco and starts marketing of the "Neue Schmiede"

With today's opening of Marina Monaco, Hammer AG is setting an extraordinary example for the development of the north of Munich: Munich's first marina is being built on the site of the future "Neue Schmiede" as part of a temporary interim use and thus also the prelude to one of the city's most ambitious urban district projects. Under the motto "The North is coming", Hammer AG combines urban development with adventure space and at the same time gives the go-ahead for the marketing of the "Neue Schmiede".

Marina Monaco brings a Mediterranean attitude to life to Schwabing-Freimann: With a specially created lake, sandy areas, boats and spacious lounge areas, a temporary place for encounters, culture and leisure is being created as the first building block of interim or previous use. On the total of 55,000 square meters of the "Neue Schmiede", a variety of uses are planned as previous uses in addition to gastronomy and event offerings, from live music and events to sports facilities such as padel, soccer, bouldering or volleyball. The interim use is planned in construction phases for several years and is already creating a new quality of stay on the Frankfurter Ring.

With the "Neue Schmiede", Hammer AG is developing an innovative, productive urban quarter on a 5.6-hectare site that rethinks the combination of commerce, production, research and office, but also culture and leisure. Thomas Kuck, project development at Hammer AG: "Flexible usage concepts are being created on around 160,000 square meters of floor space, which offer attractive space to companies from the production, logistics, research and development sectors in particular. A key principle here is the vertical stacking of functions, such as production on the ground floor and development areas on the upper floors. Due to this flexibility and the urban character of the quarter, we are also able to accommodate uses such as hotel, retail, gastronomy, culture and leisure facilities next to office space. It is important to us that a lively, productive district is created here."

The quarter deliberately picks up on the industrial history of the location and transfers it into a future-proof, sustainable use with short distances, modern mobility concepts and a high quality of stay. The development plan is to become legally binding next year, and implementation will take place in several construction phases over a period of at least seven years.

Parallel to the development of the "New Forge", Hammer AG is also pushing ahead with the "Vertical Garden" project at Frankfurter Ring 143. By the beginning of 2028, an innovative commercial property with a green façade, the vertical garden, will be built here on around 9,900 square meters, which combines classic office space with production-related uses. On the ground floor, flexible makerspace spaces enable work such as prototyping, testing or light production, while modern office and development areas are located on the upper floors. This creates short distances between development and implementation.

A flexible building structure, generous room heights and the striking façade greening with roof gardens and photovoltaics characterise the sustainable overall concept. "With the ́Vertical Garden ́, we are creating a location that integrates new forms of working and production into the city," says Janine Deboy, project developer at Hammer AG. The property is already 40 percent let on the upper floors and construction has begun.

With the combination of innovative neighbourhood development and actively designed interim use, Hammer AG is pursuing a holistic approach to the "Neue Schmiede": the location is already being revitalised today, while at the same time the basis for long-term development is being created. The Marina Monaco acts as the first visible symbol of the transformation of the area – and as an invitation to rediscover the north of Munich.

Overall, the aim is also to show and further advance the development of the north of Munich, especially around the Frankfurter Ring. Since 1993, the Hammer company family has believed in the potential of this urban area, which has now been officially designed as the Frankfurter Ring commercial band with a master plan of the city of Munich. Since 1993, the family of companies has developed and implemented several projects such as Frankfurter Ring 15, Bremerstraße 11, the BMW IT Centre, the Frankfurter Ring Gewerbepark FFR115 or the Connex and other projects in the surrounding area.

With the planned BMW Fitz S-Bahn stations on Knorrstraße, the Europark stop directly behind the "Neue Schmiede", the Tram Nord, but also the development of the Euroindustriepark into a residential district, the development of the north of Munich continues to be well invested – "The North is coming".
