Not far from Augsburg, the industrial and logistics real estate developer Panattoni is planning to realise a new logistics location. Panattoni Park Augsburg Ost with a total of 18,160 m² will be built in Aichach from the first quarter of 2027 Usable space, consisting of 15,800 m² of hall space, supplemented by 880 m² of office and social space and 1,480 m² of mezzanine. The multifunctional, sustainable spaces are primarily aimed at light industry and industries such as pharmaceuticals, food, contract logistics, e-commerce and last mile. Completion is scheduled for the first quarter of 2028.
The logistics property is being built on an area of around 32,400 m², consisting of an asphalted open space with an existing building. The asphalted open space will be dismantled in the course of the revitalisation. The area is part of a total of 66,100 m² of land. In the front area are three fully let existing properties, which will remain unaffected by the construction work. The Panattoni Park Augsburg Ost will be accessible via a new separate access road.
Well positioned in the strong economic area of Munich and Augsburg
The location convinces with its strategically favorable location between the conurbations of Augsburg and Munich. The B 300 federal road, which is only about 1.5 kilometres away, provides a quick connection to the A8 motorway, and the A9 is about 44 kilometres away. This means that the important economic centres of Augsburg, Munich and Ingolstadt as well as Ulm are easily accessible.
The surrounding economic area is characterized by a high industrial density and a broadly diversified industry structure, especially in the food industry, e-commerce and logistics services. The Munich and Augsburg corridor acts as a central alternative market for both regions. It benefits from the relocation of users from Munich and at the same time serves companies based in Augsburg. In combination with the direct connection to Ingolstadt, the location provides access to several highly sought-after logistics regions. This creates a solid basis for sustainably high occupier demand and positive prospects for future rental growth.

The project meets high sustainability standards and is aiming for DGNB Gold certification. A photovoltaic system and a charging infrastructure for e-mobility are planned to efficiently control energy consumption. The heating of the entire building is fossil-free via a heat pump. In addition, Panattoni Park meets the requirements for the storage of substances of water hazard class III.
Realogis was responsible for brokering the property and is also taking over the marketing of the available space.
