In Düsseldorf’s city centre, the dermatological private practice Dr. Hilton & Partner is renting around 2,900m² in the KÖ Galerie. Occupancy is planned for the end of 2026. The KÖ-KLINIK will also remain at the location in the long term and extend the existing lease for 1,000 m². Both deals confirm the strategic focus on the fitness, health & beauty user segment in letting. The redevelopment of the KÖ Gallery is running in parallel.
Quantum wins the dermatological private practice Dr. Hilton & Partner as a new tenant for the KÖ Galerie. The practice will move into an entire building unit at Steinstraße 13, planned for the end of 2026. The rental space comprises around 2,900 m² on six floors. The KÖ-Klinik will also remain true to its central location in Königsallee and will extend the existing lease for around 1,000 m² on a long-term basis.
The new letting of the KÖ Galerie runs parallel to the redevelopment. PIMCO Prime Real Estate had commissioned Quantum, on behalf of Allianz, in September 2024 with the modernization as well as the asset management and leasing mandate. The redevelopment includes the creation of modern offices, optimised access options, greening of the terraces, a mobility hub and energy-efficient measures for greater comfort and sustainability. The work is scheduled to be completed by the second quarter of 2028.

Our practice will open in its own building with six floors and a central reception. All practice rooms are thus bundled under one address,” says Dr. Said Hilton, owner of the practice.
The lease agreement with Dr. Hilton & Partner was brokered by Colliers International Germany. Together with Colliers, Quantum thus achieves the largest letting in the first quarter of 2025 in CBD Düsseldorf. In the talks with the KÖ Clinic, Aengevelt acted in an advisory capacity.
