Two residential buildings and a daycare centre successfully completed and handed over in the PANDION ALBERTUSSEE project
The Cologne-based project developer PANDION has completed 97 rent-controlled apartments and an associated daycare center in Düsseldorf’s PANDION ALBERTUSSEE district and handed them over to a German family office. This means that all components of the forward deal agreed in July 2024 have been successfully implemented. The two residential buildings with a total of around 6,750 square metres of living space are aimed in particular at people with medium incomes with a subdued rent control over ten years. The six-class daycare center under the sponsorship of the German Red Cross (DRK) was already completed at the end of July 2025 and has been in operation since August 2025.
“With the completion and handover of these units, we have taken another important step in the development of the residential quarter on Lake Albertus,” says Klaus Küppers, NRW branch manager at PANDION. “We are pleased to see how life is already being felt in the neighbourhood today: the first residents are shaping their everyday lives, children are playing in the daycare centre, and the mix of subsidised and vacant housing is laying the foundation for a lively, diverse neighbourhood in which people of all ages can feel at home in the future.”
The family office that made the purchase wishes to remain anonymous. The purchase price was not disclosed.
About the project
The approximately 42,000 square metre site in Düsseldorf-Heerdt is taking more and more shape and is to be fully realised in several construction phases by 2029. In addition to the 97 rent-controlled apartments and 448 condominiums of PANDION, an additional 200 subsidized and rent-controlled residential units are being built in the quarter by the Sahle Wohnen Group. In total, PANDION ALBERTUSSEE comprises 750 residential units and three daycare centres. The project has been awarded the DGNB Gold Certificate for sustainable neighbourhood development.
