Engelhardt Real Estate and Pegasus Capital Partners start sales for Zeltner Living Studio Apartments in Nuremberg

The Engelhardt Real Estate Group (Engelhardt) and Pegasus Capital Partners (Pegasus) are using the joint platform Studio Apartments Factory (SAF) to build a total of 91 Efficiency House 55 apartments in a central location in the new building. A full-service concept with in-house rental will be implemented

The demand for high-quality student housing in Nuremberg continues unabated. SAF, a joint venture between Engelhardt and Pegasus, is meeting this need with its latest project: the Zeltner Living Studio Apartments at Burgerstraße 59-61 in Nuremberg. Sales of the 91 modern, fully furnished apartments have recently started and have met with a positive response from private investors and owner-occupiers.

The Zeltner Living Studio Apartments are being built in an urban quarter that offers ideal conditions for student living. The location is impressive due to its close proximity to important educational institutions such as the Nuremberg University of Applied Sciences Georg Simon Ohm (THN), the Friedrich-Alexander University (FAU) and the newly founded Nuremberg University of Technology (UTN), which will bring around 6,000 additional students and almost 2,000 new jobs to the city in the future.

With investments of 2.5 billion euros in Nuremberg-Erlangen as a university location, the Bavarian state government will provide around 15,000 additional students and 4,500 to 5,000 academic jobs in the medium term. The combination of UTN, FAU and the new Siemens campus in Erlangen will lead to a coherent science area with over 60,000 students for the first time. This will create a market that is structurally similar to that in Munich and Karlsruhe, with a significantly lower supply of (micro) apartments. There are many indications that the Nuremberg area will develop into one of the largest new student housing markets in Germany over the next five to ten years.

At the same time, the residents of the Zeltner Living Studio Apartments benefit from the excellent public transport connections as well as the proximity to local recreation areas such as Lake Wöhrder and the historic Zeltner Castle, which gives the project its name.

The seven-storey building with basement will be built according to the energy-efficient EH-55 standard and offers 91 apartments with sizes for every requirement between approx. 19 m² and approx. 37 m². The apartments are modern and fully furnished according to your needs and have high-quality equipment. The residential offer is complemented by exclusive communal areas: a fitness lounge, a roof terrace, a learning lounge for concentrated work and a washing lounge with digital booking via app create an attractive all-round package for tenants. Bicycle parking spaces and a parcel acceptance box round off the modern living concept.

The demolition of the existing building has already been successfully completed. Completion of the new building is scheduled for the second half of 2028.

For private investors and owner-occupiers, the Zeltner Living Studio Apartments offer a future-proof investment in a highly sought-after market segment. A special advantage: Rental and special property management can optionally be carried out by SAM Studio Apartments Management GmbH, a subsidiary of the Engelhardt Real Estate Group specializing in micro-living. With around 900 apartments under management throughout Bavaria and continuous full occupancy, SAM is one of the most experienced and successful providers in this segment and ensures professional and smooth letting.

The project is being developed on the joint platform Studio Apartments Factory, with which Engelhardt and Pegasus have already realized several successful projects. With the Zeltner Living Studio Apartments, the two partners are now implementing their third joint project development.

Georg Engelhardt, Managing Director of SAF and Engelhardt Real Estate Group, comments: "The strong demand since the start of sales confirms our concept. With the Zeltner Living Studio Apartments, we offer private investors as well as owner-occupiers an attractive investment opportunity in a growing market. Thanks to our in-house rental company SAM, we can also guarantee professional and long-term support – a clear advantage for investors who focus on security and sustainable prospects."

Martin Führlein, CEO at Pegasus Capital Partners, adds: "Nuremberg is developing into an even more attractive location with a significantly increasing demand for student housing due to the newly founded nature of the Technical University of Nuremberg (UTN) and the massive investments of the Free State of Bavaria in the existing universities FAU and THN. The Zeltner Living Studio Apartments are located within cycling distance of all Nuremberg university locations and are excellently connected by public transport. We are convinced that this project will convince both tenants and investors in the long term."
