The decentralised energy supplier ENVIRIA and the real estate project developer FOUR PARX are implementing a photovoltaic system with a total output of 847.8 kilowatt peak on the commercial property “FOUR PARX Dreieich Airport” (Hesse). 1,884 PV modules will be installed on two roof areas with a total area of 3,764.40 square meters. The expected annual electricity production of 808,874 kilowatt hours supplies about 300 average households with electricity and saves around 307 tons of CO2 every year. As part of the rooftop rental model, ENVIRIA rents the space from FOUR PARX and builds and operates the PV system on it. The tenants of the property can purchase the low-cost solar power directly from ENVIRIA without having to invest themselves.
Roof rental model facilitates implementation
“The PV plant in Dreieich produces cost-effective solar power directly where it is consumed,” says Melchior Schulze Brock, CEO of ENVIRIA. “The rooftop rental model creates a clear division of roles for this: the property owner provides the space, while ENVIRIA takes care of the investment, technical implementation and long-term operation of the facility. This creates uncomplicated access to locally generated solar power for tenants, without their own investments or operational efforts.”
Partnership for the energy development of commercial real estate
Oliver Schmitt, Managing Partner of FOUR PARX, adds: “The plant is a building block for the further energy-efficient development of the property in Dreieich. With the roof rental model, we are making the available space usable for electricity generation and at the same time creating clear responsibilities for investment, implementation and operation.”
The two plant components have outputs of 445.5 and 402.3 kilowatt peaks respectively. The first part comprises 990 modules and generates around 425,083 kilowatt hours of solar power per year. On the second roof area, 894 modules with an expected annual production of 383,791 kilowatt hours will be installed. Construction is scheduled to start in the third quarter of 2026.
Foundation laid for further projects
The project in Dreieich marks the start of the cooperation between FOUR PARX and ENVIRIA. The partners are already examining how other commercial and logistics properties can be equipped with photovoltaic systems as well as – depending on location, consumption profile and grid connection – battery storage and charging infrastructure.
