Feldberg Capital (Feldberg) advised the joint venture with the Teacher Retirement System of Texas (Texas Teachers) on its first investment. The completed acquisition is a plot of land of around 55,000 m² at Industriestraße 60 in Wedel. The development of a state-of-the-art logistics property with a total of around 35,000 m² of rental space in six separate units is planned on the site, for which a building permit has already been obtained.
“We focus on locations with versatile connections to road, water, rail or air transport in regions with high economic prosperity. Hamburg and its surrounding area meet these criteria and also play a key role in the pan-European trade structure. This makes them particularly suitable for sustainable logistics developments,” says Stefan Schade, Director, Investment at Feldberg.
As part of the property’s equipment, eight e-charging points and a photovoltaic system with 2,300 kWp are planned. Thanks to a high grid connection capacity of 3,200 kVA, growing requirements can also be addressed by e-mobility in the future.
Completion of the planned property is scheduled for mid-2027. The project developer is thirteen seven, a company specialising in logistics real estate.

The joint venture is a joint venture between Feldberg Capital and the Teacher Retirement System of Texas, one of the largest public pension funds in the United States. As part of the cooperation, investments totalling €200 million are to be made.
The investment focus is on high-quality logistics project developments in metropolitan regions of Germany, which have robust demand for high-quality logistics space and excellent infrastructure connections. The implementation will be carried out via a mid-box strategy launched in 2025, in which Feldberg Capital is acting as an investment advisor.
