Leasing success: FitX rents 3,000 square metres in the Go Four It business quarter in Munich
The developers RH Unternehmensgruppe and Competo Capital Partners have signed a long-term lease agreement with the fitness company FitX for the Go Four It business quarter in Munich-Moosach. The current plan is for FitX to take over the approximately 3,000 square metre area in the Go Four Blue building from mid-2027. This means that the fitness provider will become an anchor tenant of the building. With Go Four It, a modern and sustainable campus with 38,000 square meters of gross floor area, spread over four buildings, is currently being built at Hanauer Straße 91-97.
First-class health and lifestyle offer for the location
Robert Hübner, Managing Partner of the RH Group: “Our aim is to create a lively business district with a balanced mix of office and light industrial space and attractive services. With FitX, we have found a partner who shares our vision and enriches the location with a first-class health and lifestyle offering. This is a real added value for both future tenants and residents of Go Four It.”
FitX occupies the ground floor and first floor of Go Four Blue. For users of the fitness studio, 70 parking spaces are available in the campus’s own underground car park.
Alexander Pommer, Expansion Manager of FitX: “We are very much looking forward to realizing a new FitX studio in the up-and-coming Moosach and to further expanding our offer for our Munich members. The Go Four It combines modern architecture, state-of-the-art technology and urban ambience – the best conditions for a modern fitness environment according to FitX standards. Our goal is to make Fitness FOR ALL OF US an experience at this location as well and to create the ideal training environment for our members on site.”
During the lease negotiation, the law firms GSK, Stockmann and Satell advised the builders.
Strong tenant mix: Health, high-tech and gastronomy will enliven the campus in the future
With the AllDent Dental Center, another tenant in Go Four Blue has already been confirmed: The company is planning its third Munich location on 1,200 square meters GFA on the second floor. The Go Four Red building has also already been occupied: the German-Japanese machine tool company DMG MORI will become a single-tenant tenant and establish its European headquarters here. L’Osteria will open a restaurant at Go Four Purple.
The campus is expected to be completed by the end of 2027; the first construction phase with the Go Four Red and Go Four Purple buildings will be successively handed over to the tenants as early as November of this year.
About Go Four It
The Go Four It business quarter comprises four buildings with a total gross floor area of 38,000 square metres. A 220-metre-long, green boulevard connects the buildings and forms the communicative centre of the campus. The quarter offers space for offices and presentations, health and fitness, light industrial, gastronomy and specialist retail.
Sustainability is the focus, both in the construction phase and in the long-term use: from CO2-reduced construction in accordance with CRREM to the use of environmentally friendly building materials and smart building technology to the use of geothermal energy on one’s own property. LEED Platinum and WiredScore Gold certifications are being sought. The pre-certification for LEED Platinum has already been obtained.
The Go Four It is a joint project of the RH Group, an expert in commercial project development in Munich, and the Munich-based investment specialist Competo Capital Partners.
