General contractor found for the “Holzmarkt 51” district: PORR Hochbau Ost takes over the operational management of the district development
Berlinovo Gewerbeimmobilien GmbH and Berliner Bäder-Betriebe (BBB) are pushing ahead with the development of the “Holzmarktstraße 51” project in Berlin’s Friedrichshain-Kreuzberg district. By the beginning of 2030, an urban quarter will be created on the approximately 6,360 square metre site that combines swimming, living, working and commercial in a modern building ensemble. PORR GmbH & Co. KGaA ZNL Berlin Hochbau has now been commissioned with the structural realisation. Hitzler Ingenieure GmbH & Co. KG is responsible for construction project management.
The implementation is carried out under demanding inner-city conditions. In addition to limited space and a complex façade geometry, the immediate proximity to the route of the Berlin Stadtbahn in particular places high demands on planning and construction processes. At the beginning of the construction work, in the third quarter of 2026, the disused swimming pool will be dismantled.
The core of the project is the new public swimming pool, which will be operated by BBB in the future. In addition, around 375 apartments for students, around 4,600 m² of office space with a flexible floor plan design and around 1,500 m² of retail space in the ground floor zone are being built. This diversity creates an urban space that covers different needs beyond the neighbourhood and appeals to many target groups, from students to professionals to families.
The project is part of a state-owned cooperation project between berlinovo and the Berlin swimming pool companies and makes an important contribution to public services of general interest as well as to the promotion of school and club swimming. The construction project is being built according to plans by the architectural firm Eller + Eller, Berlin.
