Yesterday (23 June), GreenPlaces Deutschland Asset Management acquired a plot of land for the construction of 26 modular commercial units in Rülzheim (Germersheim district) in Rhineland-Palatinate. The seller of the 5,600 square metre area in the Speyer Valley in the northern industrial area is the local municipality of Rülzheim.
GreenPlaces is investing around seven and a half million euros in the new location. Construction is scheduled to start at the end of 2026; the construction period is about one year.
GreenPlaces has already built 48 commercial units in Haßloch, about 32 kilometres away, all of which are rented. In addition, the company celebrated the topping-out ceremony for 30 units in mid-May, which are currently being built in the Vogelstang district of Mannheim. The pre-letting rate is above average.
The commercial units have an average size of 152 square metres and are spread over two floors. They are aimed at different companies such as service providers, craftsmen, start-ups and small production companies. All units have a large roller door and a separate entrance door, so that they can be used in a variety of ways, for example as workshops, manufactories or storage areas. They can also be connected to each other. For example, a company can expand its space if necessary, provided that a neighboring area is free.
GreenPlaces builds the areas in a compact building in solid timber construction. Photovoltaic systems are installed on the roofs of the rented units, which provide cheap electricity and keep operating costs low. A green roof ensures biodiversity and provides additional sound insulation. The commercial units are heated and cooled with a heat pump. Two parking spaces are available for each unit.

It is located in the economically strong region of South Palatinate-Karlsruhe and is very well connected via the four-lane Bundesstraße 9 and the adjacent motorway network. Michael Braun, mayor of the municipality of Rülzheim, says: “Our community is on the move. Proof of this is our industrial and commercial area North. We want to attract supra-regional companies here as well as offer growing, local companies and start-ups modern and well-connected space.”
The new location in Rülzheim is part of the expansion strategy of GreenPlaces Deutschland Asset Management. The focus is on economically strong regions in Rhineland-Palatinate, Baden-Württemberg, Bavaria and Hesse. In the medium term, GreenPlaces plans to develop commercial parks in other federal states as well. The project development and asset management company has completed eleven locations in Switzerland and seven in Germany, which it holds in its portfolio. GreenPlaces wants to expand the number of commercial parks to around 80 by 2030. The majority is to be built in Germany.
