Hamburg’s logistics real estate market will continue to be characterised by a structural shortage of space in the first half of 2026. Despite several major applications for more than 20,000 square metres, take-up was unable to reach the previous year’s level. The high demand continues to meet a limited supply.
Against this background, contract extensions are becoming increasingly important. At the same time, Asian companies are increasingly acting as demand for space and providing additional impetus. In the production segment, on the other hand, demand is more subdued due to geopolitical uncertainties and increased energy costs, while the first applications from the defence environment are being registered.
In the investment market, investor interest is mainly focused on single assets below the 50 million euro mark.
