Tishman Speyer announced today that it has let around 2,600 square metres of office space to exmox GmbH at ‘Ajour’, a mixed-use development on Mönckebergstraße in Hamburg city centre.
exmox is a user engagement platform that helps mobile gaming companies attract and retain users. ‘Ajour’ is already 60 per cent let even before completion, and the interior fit-out is nearing completion. exmox is expected to move into the historic building in the second quarter of 2027.

Tishman Speyer is transforming the former department store into a modern, mixed-use building comprising office, retail and residential space. The ‘Ajour’ is situated at Mönckebergstraße 3, one of Hamburg’s main shopping streets with high footfall, and is just a few minutes’ walk from the main railway station and the underground network.
The 34,000-square-metre building will comprise 28,000 square metres of office space, 4,900 square metres of retail and catering space, and 19 residential units. Tishman Speyer is collaborating on the redevelopment with the Belgian architectural practice noAarchitecten and the Hamburg-based master planner agn Leusmann GmbH. ‘Ajour’ will have over 700 cycle parking spaces, will use 100 per cent renewable energy and will aim for LEED Platinum certification.
Other tenants at Ajour include Hamburg Commercial Bank (HCOB) and the fitness operator FITSEVENELEVEN.
