The investment manager INDUSTRIA from Frankfurt, part of the Becken Group, has acquired the residential and commercial building “Carl Living” at Carl-Reiß-Platz 2-4 in Mannheim. The seller is alstria S.à r.l., based in Luxembourg. The purchase will be financed entirely with equity.
The property was built in 2024 according to KfW 55 standard and has a total lettable area of approx. 5,600 square metres, of which approx. 4,500 square metres are residential and approx. 1,100 square metres are commercial and ancillary space. The living space is divided into 65 privately financed and fully rented one- to four-room apartments. The commercial units are leased to a café and a combined physiotherapy, sports rehabilitation and training centre.
INDUSTRIA has acquired the property for the open-ended special real estate fund “Wohnen Deutschland VII”. With the expected transfer of ownership, the fund’s assets will grow to a volume of around EUR 573 million on the basis of the total investment costs. At the same time, we are ready with the successor fund ‘Industria Wohnen Deutschland VIII’. With this vehicle, we want to provide investors with attractive entry opportunities into the still robust residential segment.”

The property was built on the site of the former headquarters of the industrial group Bilfinger Berger. After giving up the site, alstria has restructured the area in recent years. The existing building ensemble from the 1950s was comprehensively revitalised and supplemented by the new “Carl Living” building. The location in the Mannheim district of Schwetzingerstadt/Oststadt is one of the best residential areas in Mannheim. The location is characterized by a green city villa development as well as the proximity to the city center and the main train station.
