FASTR, one of the leading energy service providers and decarbonization partner of the real estate industry, and the Berlin-based technology company KUGU are entering into a strategic partnership: Together, the companies are developing “Pulse”, an energy management system specially tailored to the requirements of the real estate industry and energy service providers. The digital “Pulse” platform makes it possible to monitor, analyze, control and optimize heat generation plants remotely. The two companies combine their respective core competencies: FASTR has many years of expertise in the planning and construction, financing and operation as well as in the optimization of energy plants. KUGU contributes its technology and expertise in digital energy management and AI-based heating optimization. With “Pulse”, operating and consumption data from entire investment portfolios are brought together centrally. More than 500 systems are already connected today. The roll-out is to take place within the entire FASTR portfolio by the end of the year.
Exclusive technology for the contracting industry
“With ‘Pulse’, we are turning the classic boiler room into an intelligent, digitally controllable component of our energy infrastructure. For our customers, this means one thing above all: we can not only operate systems efficiently, but also actively improve their performance based on data, continuously and holistically, and make binding commitments to savings in the future. This is the next step in our transformation from an energy supplier to a strategic decarbonization partner for the real estate industry,” explains Enno Philipps, Head of Operations at FATR, adding: “With ‘Pulse Premium’, we will be able to guarantee our customers heat consumption savings of up to 12 percent per year in the future, averaged over the respective portfolio.”
“Pulse” uses the tried-and-tested technology of the KUGU energy platform: The Berlin-based company makes the boiler room transparent and controllable and continuously optimizes heating systems according to demand on the basis of an AI-supported digital building twin. In the case of sector-coupled systems, dynamic electricity prices, PV and storage can also be taken into account.
From individual boiler rooms to digital portfolios
The special added value for customers lies in its scalability: Instead of looking at systems individually on site, “Pulse” creates a central digital basis for the management and evaluation of the entire real estate portfolio. This creates more transparency about the energy performance of the portfolio. Abnormalities and optimization potential become visible earlier and interventions can be made in a more targeted manner.
“The decarbonization of the building stock is not decided solely by new technology, but also by how efficiently existing and new systems are operated. This is exactly where we come in together with FATR. ‘Pulse’ shows the potential that arises when technology and energy services are consistently thought together,” emphasizes Christopher von Gumppenberg, co-founder and managing director of KUGU.
For FASTR, “Pulse” is an important step in the strategic development of the company. The aim is to accompany real estate companies throughout the entire transformation process of their portfolios. With the planned portfolio-wide roll-out of “Pulse”, FASTR is creating a further technological basis for this.

Panel events at EXPO REAL 2026
FASTR will also bring the strategic importance of data-based energy management to the industry discussion at EXPO REAL 2026. Under the title “Pulse – Energy Management as a Prerequisite for Decarbonization”, Enno Philipps and Christopher von Gumppenberg will discuss with Stephan Thoenissen, Head of Sustainability at LEG and Managing Director of termios, in a panel moderated by the GdW, why continuous, transparent plant data is a prerequisite for prioritizing investments according to impact, leveraging savings potential during ongoing operations and demonstrating progress to tenants and investors.
