Euro Real Estate GmbH, the holding company of the Reiß & Co. Group and Gabor-Janzen Familienholding AG have acquired an almost 4-hectare site of Gabor Shoes GmbH (formerly Gabor Shoes AG) at Joachim-Gabor-Platz 1 in Rosenheim as part of a joint venture. The deal was made as part of a long-term sale-and-lease-back transaction. The aim is to further develop the area as a mixed-use quarter in the long term with Gabor Shoes GmbH. The parties have agreed not to disclose the purchase price.
A positive preliminary building application for 150 student apartments has been submitted for part of the site. The property is located in the immediate vicinity of the Rosenheim University of Applied Sciences and thus meets the optimal conditions for this asset class.
Frederick Janzen, Managing Director of the joint venture, comments: “What has always distinguished Gabor is the combination of tradition and future. With the same attitude, we are now taking the next step: Together with the experienced project developer Reiß & Co., we want to develop the location in a sustainable and future-oriented way in the interests of the city of Rosenheim and today’s requirements. In this way, we remain true to our values, our quality standards and our responsibility for the region.”
Dr. Jan Dechant, authorized signatory of Euro Real Estate GmbH, adds: “The aim is to redevelop the site in a future-oriented manner. Especially in a challenging market environment, this off-market transaction shows the great confidence of all parties involved in the long-term perspective of the location. As a responsible project developer, we are pleased to be working with Gabor-Janzen Familienholding AG and the tenant, Gabor Shoes GmbH, to drive forward the sustainable development of this important area.”
The property is connected to public transport via bus stop 401 “Hochschule/ FOS Rosenheim” and via regional train 44, which is a five-minute walk from the site. From the “Hochschule” train station, Rosenheim main station can be reached by public transport in 3 minutes and by bike in ten minutes.
In terms of urban planning and landscape architecture, the project company is advised and supported by the well-known planning office “mgk, mahl gebhard konzepte” from Munich.
