A new oasis in Munich’s Central Quarter: Bruno Koller, Senior Director Real Estate Investments at KIRKBI A/S, Michael Ehret, founder of ehret+klein, and Tim Pöttrich, Technical Director of Implenia’s Munich building construction branch, joined around 120 guests to celebrate the progress of the revitalisation and expansion of the listed building ensemble.
The historic neoclassical building at Schwanthaler Strasse 55 and 57 forms a symbiosis of listed substance and a high-quality and sustainable new building designed by UNStudio and BKLS Architekten + Stadtplaner in the Franz Marc Quarter. On around 2,000 m², space for gastronomy, retail and co-working will be created on the ground floor. On the upper floors, the focus is on modern office space with around 10,000 m². The existing building will be supplemented by a sustainable new building based on the cradle-to-cradle principle. In addition, the inner courtyards will be opened to the general public and an oasis in the middle of the Central Quarter will be created through extensive greenery and seating.
Currently, the shell construction work of the new building in the inner courtyard as well as strengthening work in the old building is underway. This work is scheduled to be completed in the summer of this year. The first users are expected to move in as early as the end of 2027.

The project carefully blends into the grown and diverse district and shows how modern office, restaurant and retail space in the listed old stock can create added value for the entire environment,” says Michael Ehret, founder of ehret+klein.

The careful revitalisation and targeted expansion will create a striking building that visibly carries its history and at the same time is further thought out in a future-oriented way. Thanks to the excellent cooperation between all those involved in the project, we expect to be able to complete the shell in the summer,” adds Tim Pöttrich, Technical Director of Implenia’s Munich building construction branch.
The Franz Marc Quartier focuses on resource conservation – in particular by largely preserving the old building fabric and thus the grey energy. Thanks to a district heating and cooling connection, a PV system, rainwater harvesting and adiabatic cooling, the buildings achieve a high level of efficiency and are striving for DGNB Platinum certification.
