The compassio Group, together with Cureus as the client, has laid the foundation stone for the new retirement home in Bremen-Grohn. With this step, the construction phase of the modern care facility officially begins. The opening is scheduled for the beginning of 2028. The developer and investor of the project is Cureus, which specialises in nursing homes. compassio will take over the facility as operator after completion.
ABOUT THE CONSTRUCTION PROJECT
Kevin Lleshi, Project Manager of Cureus: “Just two months after the start of construction work on the formerly commercially used site in the north of Bremen, the earthworks are in the final phase and the laying of the floor slab can be tackled. Accordingly, we are now laying the foundation stone according to old tradition, before the building will grow visibly month by month from now on. We are optimistic that we will be able to hand over the new senior citizens’ residence to our operating partner compassio, which has been won for this location, ready for commissioning at the beginning of 2028 as planned. The compassio senior citizens’ residence in Bremen-Grohn is being built according to the special Cureus system approach in a T-shaped construction method on the approx. 3,600 square metre site in the northern Bremen district of Vegesack-Grohn and is to comprise approx. 5,360 square metres of gross floor area in the future. The sustainably planned property is being built in accordance with the state quality seal for sustainable buildings (QNG) as an energy-optimised KfW efficiency house in accordance with the KNN-WG55 programme. A photovoltaic system on the flat roof decorated with an attic and a heat pump support the building’s operation in an ecologically sensible way. The roof surfaces will be extensively greened, which will serve to retain rainwater. The façade design is planned in light shades of grey, all windows are floor-to-ceiling.

Modern care services with a high quality of life
The senior citizens’ residence will offer a total of 95 care places in high-quality single rooms, 51 of which are wheelchair accessible. All rooms have a private bathroom as well as connections for telephone, Internet and television. In addition to full inpatient care, there will be short-term care at the site. In this way, residents can feel in good hands and rely on warm care.
The concept is based on clearly designed living areas with spacious common areas that promote encounters and exchange. The facilities include a restaurant with sun terrace, therapy and event rooms as well as modern living areas. The aim is to create a homely environment that combines professional care with a high quality of stay. In addition, the outdoor area with seating, circular paths, relaxation areas and a snack garden invites you to spend time outdoors.

Strong location
The senior citizens’ residence is being built in an environment that combines living, nature and shopping facilities. Bremen-Vegesack Train Station and surrounding bus stops are just a few minutes’ walk away, providing good public transport connections. In addition to Sagerstraße as the main shopping street, the Vegesack city garden on the banks of the Weser and numerous facilities for local supply, healthcare, culture and social life are also in the immediate vicinity. The central and convenient location offers residents, visitors and employees short distances and good accessibility of the location.

Sale of the care apartments in part-ownership planned
Cureus partner Pecuria will divide up the property and prepare it for individual sales. The company Deutschland Immobilien has been exclusively commissioned by Pecuria with the marketing of the 95 nursing apartments and is taking over the sales activities at this location in this context. Interested investors can then acquire the units via Germany real estate such as condominiums, only that there is no direct claim to the later use by the buyer. This is offset by the Pecuria offer of the priority occupancy right. Care apartments also have a variety of advantages over classic condominiums: The rental income can be planned and secured over many years through long-term general leases with solvent operating partners. If an operator does go bankrupt, Pecuria’s rent trust account steps in. There is also no administrative effort for the individual owner of the apartment, as the intermediate administration takes over the coordination with the operator. This in turn is responsible for the rental of the individual apartments, so the monthly rental income is secured regardless of the actual occupancy of the apartment. Expenses for new lettings, minor repairs or renovations usually do not affect the investor either, due to correspondingly structured lease agreements with the operator.
