Aroundtown has leased serviced apartments currently being developed at Karl-Liebknecht-Strasse 33 in Berlin to the hospitality operator Bob W for 15 years plus extension option. The former office building is currently being converted by Aroundtown, with 285 serviced apartments to be created within the leased space. Completion is scheduled for the 4th quarter of 2026.

All apartments feature a private kitchenette. Additional amenities include co-working spaces, a lounge, laundry facilities, as well as car and bicycle parking. Located in the heart of Berlin, directly at Alexanderplatz, the property appeals to both business and leisure travelers. Bob W combines the comfort and design-centric character of a contemporary hospitality concept with the flexibility, space and amenities of an apartment stay.

The conversion gives the former office building a new long-term use while responding to strong demand for flexible accommodation in central Berlin locations. At the same time, the property is being adapted to meet the requirements of a highly frequented, internationally oriented location.

“Through the conversion, we lifted the potential of a previous office property into an asset class with strong demand drivers which lead to a long-term lease. The location directly at Alexanderplatz provides ideal conditions for a modern serviced apartment concept. As an experienced tenant, Bob W is an excellent addition to the location, with a concept that is very well suited to the surrounding urban environment,” says Benjamin Albrecht, Head of Space Conversion at Aroundtown.

“Building on our work with Aroundtown at Königswall in Dortmund, Alexanderplatz shows what can be achieved when an operator and landlord work collaboratively and take a genuinely solutions-oriented approach. That collaborative approach has helped us shape a solution that supports the building, the market and the guest experience. Alexanderplatz is a landmark project for Bob W and exactly the kind of opportunity we’re looking for as we continue to expand across Europe,” says Herman de Beer, VP Real Estate at Bob W.

Designed for modern business and leisure travelers, Bob W caters to stays ranging from a few nights to several weeks, driven by AI and technology that makes the guest experience seamless from booking and check-in through to departure.

The property is located in the vibrant Berlin-Mitte district, directly at Alexanderplatz, one of the most important urban hubs in the eastern part of the German capital. The immediate surroundings offer numerous shopping options, a wide range of restaurants and cafés, and well-known landmarks such as the Berlin TV Tower.

Alexanderplatz station is located around 100 metres from the building and provides connections to several S-Bahn and U-Bahn lines, regional rail services and other forms of public transport. Restaurants and shopping facilities are also within immediate walking distance. Berlin Central Station and Berlin Brandenburg Airport (BER) can likewise be reached quickly and conveniently.

By repurposing the existing property, Aroundtown is further developing the asset for the long term and creating a new accommodation offering for both short and extended stays in one of Berlin’s most central locations.
