An innovative approach for a challenging property: In close cooperation between the real estate company OSMAB Holding AG, the commercial broker Comstate GmbH and Zwischennutzer GmbH, a sensible temporary solution was implemented for the site at Industriestraße 131 in Cologne-Rodenkirchen. At a later date, the office and warehouse property at Industriestraße 131 is to be comprehensively revitalised.
Zwischennutzer GmbH specialises in creating cultural offerings in temporarily unused commercial space and thus contributing to positive location development. The properties are used sustainably via small-scale subletting and offer inexpensive space for regional art and cultural projects, events and leisure activities as well as small businesses and start-ups. This concept meets ideal conditions with the approximately 9,227 square meter site with approximately 3,627 square meters of hall space and around 996 square meters of office and social space.
“At present, it is clear that temporary use concepts also have an enormous value for the owners. The interim use of vacancies up to sustainable leasing or demolition can bring unimagined advantages for many owners. Here, too, we are pleased that OSMAB recognized these advantages for itself and that we were able to reach an agreement within a very short time, due to the agility of all partners,” explains Nicolas Falter from Comstate.
The decisive factor for the quick conclusion was the high flexibility of all parties involved. In an intensive coordination process, tailor-made and at the same time unconventional solutions were developed, which enabled an operational start within just a few days. The vacancy could thus be remedied at short notice and the property could be integrated into the local environment.
“Our goal is to make unused spaces part of active life again. In Rodenkirchen we find the perfect infrastructure to give creative projects a temporary home,” adds Marcus Reiner from Zwischennutzer GmbH.
Through the small-scale subletting, the project makes an important contribution to the revitalization and further development of the location in Cologne-Rodenkirchen.
