The REALOGIS Group, Germany’s leading consulting firm for industrial and logistics real estate as well as commercial properties, determined a total take-up of 193,000 m² by all market participants for the Düsseldorf industrial and logistics real estate market in the 1st half of 2026. Hall space accounted for 174,800 m² or 90%. Office space accounted for 10,950 m² (6%) and mezzanine space for 7,250 m² (4%).
Compared with the strong 1st half of 2025, take-up of hall space fell by 21,500 m² or 11%. Nevertheless, the current 5-year average of 149,620 m² of warehouse space was significantly exceeded by 17%.
The largest revenue generators were Hippocampus with 17,000 m², Tech & Home with 16,300 m², Solago with 13,830 m²i, GV Logistik with 12,890 m² and YQN with 12,860 m².
Bülent Alemdag, Managing Director of REALOGIS Immobilien Düsseldorf GmbH, explains: “The Düsseldorf market showed strength in the 1st half of 2026 despite the decline. Take-up of warehouse space was well above the 5-year average, driven primarily by larger leases in the portfolio. The fact that no deals were registered on greenfield sites also underlines the scarce availability of suitable land.”
Rents: Prime and average rents remained stable
The prime rent at the end of the 1st half of 2026 amounted to €8.25/m². This was the second time in a row that it remained stable compared to the same period last year. The level was also maintained compared to the end of 2025. Despite the sideways movement, the prime rent was 4.4% above the current 5-year average of €7.90/m².
The average rent was calculated at €7.00/m² and also showed no change compared to the same period last year or the end of 2025. It exceeded the 5-year average of €6.80/m² by 2.9%.
Types of space: Existing properties clearly ahead
The market was dominated by leases in existing properties. This segment accounted for 141,000 m², or 73% of total take-up. The five top deals with a total of 72,880 m² combined 52% of take-up in this segment.
This was followed at a considerable distance by leases in new-build properties on former brownfield sites with 52,000 m² or 27%. New buildings on greenfield sites have not played a role so far in 2026, as no corresponding deals have been registered. The Düsseldorf market area was also a pure rental market in the 1st half of 2026.
Types of buildings: Big box spaces dominated the market
In terms of building type, big-box space clearly led the market with 143,600 m² and a market share of 74%. This was followed by other properties that could not be assigned to either the big box category or the business parks, with 27,100 m² (14%). Leases in business parks were in third place with 22,300 m² (12%).
Industries: Logistics/freight forwarding maintained first place
The logistics/freight forwarding sector took first place with 88,700 m² or 46%. The top deals of Tech & Home with 16,300 m², GV Logistik with 12,890 m² and GLP with 12,860 m² together contributed 47% to the industry result.
Retail followed in second place with 66,500 m² or 35%. Within retail, 44,300 m² (67%) were accounted for by e-commerce companies. The completion of Solago for 13,830 m² accounted for 31% of take-up in this sub-segment. Traditional brick-and-mortar retail accounted for 22,200 m² (33%). The largest completion of the half-year by Hippocampus with 17,000 m² contributed 77% to this.
Third place was occupied by industry/production with 24,000 m² (12%). The collective category “Other” brought up the rear with 13,800 m² (7%).
Size classes: Large spaces accounted for more than half of sales
The size class from 10,001 m² led the way with 108,200 m² or 56% market share. All five top deals were registered in this size class and together generated 72,880 m² (67%) of take-up in this segment.
Spaces between 5,001 m² and 10,000 m² took second place with 50,700 m² or 26%. Smaller areas between 1,000 m² and 3,000 m² followed in third place with 23,900 m² (13%). Medium-sized areas between 3,001 m² and 5,000 m² reached 8,300 m² (4%). At 1,900 m² (1%), very small areas of less than 1,000 m² hardly played a role.
