Refield and RGL are advancing the commercialization of an approximately 18,000 sqm GLA retail park in Środa Wielkopolska. Newly signed lease agreements cover 3,500 sqm of space, with Lidl among the project’s key tenants. The investors are in advanced negotiations with further brands and expect to achieve approximately 80% leasing by the end of 2026. Construction is scheduled to start in early 2027.
Signing the lease agreement with Lidl marks one of the key milestones in the commercialization of the project in Środa Wielkopolska. The grocery operator will ocuppy a standalone building located at the entrance to the retail park, making it one of the key components of the project’s offer. At the same time, Refield and RGL are expanding the retail park’s tenant mix with well-recognised brands. Pepco, with its multi-category offer, and Sinsay from the fashion segment will also join the retail park. The new lease agreements cover a total of approximately 3,500 sqm of space.

Commercialization is progressing very dynamically, and the advanced stage of ongoing negotiations allow us to expect the project to reach an 80% occupancy by the end of this year.”
The retail park in Środa Wielkopolska is being developed as part of the strategic cooperation between Refield and RGL in the modern retail sector, focusing on regional cities and towns.
“From the beggining, our priority was to create a scheme that would provide a convenient and complementary destination for everyday shopping. The scale of the investment allows us to combine key retail, service and leisure categories, while precisely tailoring the offer to the needs of the local market”- emphasized Radosław Gadomski, CEO of RGL.
Upon completion, the retail park in Środa Wielkopolska will offer approximately 18,000 sqm of gross leasable area. The project will accommodate more than 30 tenants representing a range of sectors. Customers will have access to parking for approximately 460 cars, as well as electric vehicle charging stations. The development incorporates sustainable building solutions, and the investors plan to seek BREEAM certification.
A major advantage of the investment is its strategic location. The retail park will be developed on a site of nearly 6 hectares, directly adjacent to National Road No. 11. More than 40,000 people live within approximately a 15-minute drive, providing the project with a broad catchment area. The investment will also include the expansion of local transport infrastructure. A new roundabout will be constructed as part of the project, providing convenient access to the retail park while improving traffic flow in its immediate vicinity. The development of cycling infrastructure is also planned, including a dedicated cycle path leading to the retail park.
Construction works are scheduled to start in early 2027, with the opening planned for the first half of 2028.
