Rohrer Immobilien München, together with Vogel Immobilien Würzburg e.K., has successfully advised on the sale of a landmark commercial property in Würzburg’s city centre. The buyer is a family office that has acquired the long-term leased property as a sustainable investment.
The property is located in a prime city centre location and comprises two buildings with a total of around 1,530 square metres of rental space on a plot of around 690 square metres. The ensemble will be used entirely and in the long term by the company DM-Drogeriemärkte (DM-Drogeriemärkte company), which is looking forward to working in partnership with the new owners. In addition, the property offers further potential for rent increases.
The constellation of the transaction is particularly noteworthy: The property was owned by two owners and consists of two buildings, but is operated by only one user. Marketing thus placed special demands on the structuring and coordination of the sales process.
The cooperation between Rohrer Immobilien Munich and Vogel Immobilien Würzburg builds on a successful cooperation that has now lasted 45 years. The owner Marcus Vogel turned to Rohrer Immobilien to implement the marketing together. Through the nationwide network DAVE (Deutscher Anlage-Immobilien Verbund), the property was also offered to a supra-regional circle of investors.
Sven Keussen, Managing Partner of Rohrer Immobilien: “The successful brokerage underlines the added value of long-term partnerships. Together with Vogel Immobilien Würzburg and our supra-regional DAVE network, we were able to identify a suitable buyer and bring the sales process to an efficient conclusion.”
The transaction confirms the continued focus of institutional and private investors on high-quality commercial real estate in Bavaria’s economically strong university cities. Long-term leased properties in central locations remain a sought-after investment, especially for long-term investors.
“Bavarian university cities such as Würzburg continue to be very popular with investors. They combine economic stability, dynamic population development and sustainable demand for high-quality commercial real estate,” says Keussen. “Family offices in particular are increasingly looking for long-term leased properties in established inner-city locations. This transaction shows that high-quality investments in the regional regional centres continue to attract great interest.”
