SEGRO has started construction of Phase 12A at SEGRO Park Düsseldorf Süd. The new construction phase will create 15,160 square metres of commercial space, spread over two buildings with a total of twelve rental units. These have areas of between 1,000 and 1,500 square metres, are designed flexibly and are particularly suitable for service and craft businesses as well as for companies with light production or logistics components.
Completion of the new buildings with hall, office and service space is scheduled for the third quarter of 2027. The total lettable area at SEGRO Park Düsseldorf Süd will thus increase to 107,000 square metres.
SEGRO Park Düsseldorf Süd has developed into an established commercial location in recent years. The park already covers around 92,000 square metres of lettable space and is home to around 40 companies from various industries. With the new Phase 12A, SEGRO is responding to the continuing high demand for sustainable and flexibly usable commercial space at the Düsseldorf site. The sustainable space concept has already impressed at SEGRO Park Düsseldorf Flingern, where only one unit will be available after completion in January 2026.

The buildings are planned and built according to modern ESG standards. Sustainability features include the EG40 energy standard, photovoltaic systems, heat pumps, green roofs on office buildings, green façade greening and charging infrastructure for electric vehicles. In addition, DGNB certification in platinum is being sought.
SEGRO Park Düsseldorf Süd, which is close to the city centre, is one of SEGRO’s largest inner-city business parks in Germany. It is a successful revitalization of commercial areas on the site of the former Feldmühle paper mill. The site has excellent connections to the regional and national transport network. The B228 federal road is only two kilometres away, the A46 and A59 motorways are each three kilometres away. Düsseldorf Central Station can be reached in about ten kilometers, Düsseldorf Airport in about 30 kilometers.
