Staytoo Living opens first Staytoo house in Munich
Staytoo Living, the scalable, digital-based living platform with core brands in the stationery and micro-living segment, has signed a management agreement with a European real estate investor for a building formerly used as a hotel in Munich. The first Staytoo apartment building in Munich is located at Ottobrunner Str. 17-19, 81735 in the south of the Bavarian capital and is scheduled to open on October 15, 2026. It offers 197 fully furnished studios and rooms in shared flats on a total living space of 5,023 square metres. All-inclusive rents start at 980 euros per month. With the seventh Staytoo location in Germany, Staytoo Living is entering one of the most important university cities in the German housing market for the first time. On behalf of the owner, Staytoo Living GmbH takes over the complete operation, rental, marketing as well as the technical and commercial property management of the house.

The range of services offered by the house includes fully furnished studios and shared rooms in various size classes from 17 to over 35 square metres. Each unit has its own kitchen corner, combined living and working area, private bathroom and fast Wi-Fi. In addition, residents have access to spacious communal areas on two levels: On the ground floor, a 72-square-metre co-study, a separate think-tank focus room and a modernly designed lobby with an integrated packing station invite visitors to work and arrive. In the basement there is a fully equipped fitness area with yoga room, a gaming lounge, a cinema room and a laundry. 62 bicycle parking spaces in the building round off the offer for sustainable mobility in city traffic. Regular community events create the social framework that makes it easier for international students in particular to get started in a new city; an approach that has proven itself in practice at all existing Staytoo locations.
The property is located in the south of Munich in the Ramersdorf district and offers excellent connections to three renowned universities with international appeal: The Technical University of Munich (1st place in the Times Higher Education Ranking in Germany), the Ludwig Maximilian University (LMU) (2nd place in the Times Higher Education Ranking in Germany) and the Munich University of Applied Sciences can be easily reached by public transport in 30 to 40 minutes. Munich city centre can also be easily reached by bus in around 25 minutes. A bus stop, restaurants and supermarkets are within walking distance.
With its entry into Munich, Staytoo Living GmbH is consistently continuing the growth course of the Staytoo brand. The brand is aimed at students, trainees and young professionals and is currently represented at six locations in Germany: Berlin, Leipzig, Bonn, Kaiserslautern and twice in Nuremberg. Since taking over the portfolio in 2021, Staytoo has been able to increase average occupancy from 67 to over 97 percent, increasing rental income by an average of 19 percent across all locations, and by as much as 25 percent in some properties. This operational strength is based on a fully digitized platform infrastructure, in-house marketing and letting as well as integrated property management from a single source.
