Stuttgart’s industrial and logistics leasing market gained significant momentum in the first half of the year. After several weaker years, larger deals in particular provided a noticeable recovery.
At the same time, demand is increasingly shifting to smaller space segments. There, the available supply is growing, which is likely to weaken the rental momentum in the coming years. In the new construction segment, attractive asking rents remain feasible due to the limited space available.
The greater importance of leisure and special uses is also striking. In the investment and real estate markets, the shortage of products and the low availability of suitable brownfield potential are slowing down activity.
