Two markets, two directions: Premium houses in Frankfurt are becoming more expensive, the overall market is declining

Pascal Bender, the new location manager of the premium real estate broker DAHLER, expects a revival of the Frankfurt real estate market in the medium term

While asking prices for premium homes increased in Q2-2026 compared to the same quarter last year, house prices in the Frankfurt market as a whole declined. This is a key finding of the analysis by premium real estate agent DAHLER, which took a close look at the development of both markets using data from ImmoScout24. According to the report, prices for premium houses climbed by 7.4 percent compared to the second quarter of 2025 to a median price per square meter of 10,565 euros, while those of the overall market fell by 4.0 percent and stood at 5,066 euros in Q2.

Pascal Bender, the new head of DAHLER’s Frankfurt office since August 1, 2026, attributes the opposing price development to the different dynamics within the Frankfurt housing market: “The higher interest rate level has significantly slowed down the overall market. Although demand in the premium segment has declined, it remains at a high level. At the same time, high-quality properties in the best locations rarely come onto the market. This scarce supply supports prices and ensures that they continue to rise in some cases.”

“Purchasing decisions are postponed more often”

The data also reveal a sharp decline in demand for Frankfurt apartments. While demand in the overall market fell by 7.7 percent compared to the same quarter last year, the premium market recorded a minus of 33.3 percent.

Bender expects both markets to pick up in the medium term: “Currently, the increased interest rate level and geopolitical uncertainties are causing restraint among many prospective buyers. Purchasing decisions are being postponed more often in both the overall market and the premium segment. However, I expect this to change again in the medium term.”

Looking at the housing market in Frankfurt’s city centre, Bender is optimistic: “Even though prices here have fallen by 2.4 percent on the overall market and by 1.6 percent on the premium market, I assume that the market in this district will soon recover. And the surrounding districts will follow suit, I am firmly convinced of that.”

The new head of DAHLER’s Frankfurt office most recently worked as an independent real estate agent for Engel & Völkers for almost seven years. For the company, he managed residential and luxury properties at the Rheingau and Wiesbaden locations. Before that, Bender worked for the German Football Association for eleven years.

Commenting on his new position, Bender says: “For me, Frankfurt is one of the most interesting real estate markets and DAHLER is one of the most attractive brokers in Germany.
