Westbridge Advisory GmbH (Westbridge), one of the leading energy and sustainability consultants for the real estate industry in Europe, has advised Mieter- und Bauverein Karlsruhe eG (MBV Karlsruhe) on the restructuring of its energy supply and the tendering of metering services for the residential portfolio.
The focus of the mandate was on the strategic reassignment of metering and billing services for the entire portfolio of around 200 properties. The aim was to realign the existing structure economically and operationally and to create the basis for long-term efficient control of consumption recording and billing processes. In the course of the tender, Westbridge was able to achieve savings of around 40 percent in the area of metering services. Westbridge accompanied the entire tendering and awarding process – from the market approach to the evaluation of the offers to the final contract structure.
“For us, it was crucial not only to optimize the existing processes economically, but also to make them structurally fit for the future. Transparent and reliable measurement and billing structures are an essential part of efficient portfolio management, especially in the case of large residential portfolios,” says Marcel Kleinert, Head of Department at Mieter- und Bauverein Karlsruhe eG.
In addition, Westbridge also supported MBV Karlsruhe in the re-contracting of the electricity and gas supply. The new contracts secure the energy supply of the residential portfolio in the long term and include a total of more than 1,000 electricity supply points and 41 gas supply points. Fixed price models have been agreed for both areas, which create a reliable basis for calculation. The secured energy volumes are around 1.1 gigawatt hours and around 2.9 gigawatt hours of gas per year.
“Especially in the case of large housing stocks, energy supply, consumption transparency and metering services are increasingly intertwined. It is therefore crucial not to look at these areas in isolation, but to bring them together strategically,” says Rüdiger Salzmann, Managing Director at Westbridge. “For MBV Karlsruhe, we have developed a structure that creates both economic stability and a long-term resilient operational basis.”
