CTP, Europe’s largest listed owner, developer and portfolio holder of logistics and industrial properties in terms of gross lettable area, is continuing its long-term cooperation with Wezel GmbH Kaltumformtechnik at the Frickenhausen site. Both companies have extended the lease agreement for around 8,800 square metres of rental space. Wezel is using the space as a production and logistics site with additional office space.
The company specialises in the development, manufacture and sale of tools and cold-forged parts. As a long-established production site, the property in Frickenhausen is geared to the requirements of industrial manufacturing processes. In addition to production, logistics and office space, the property has spacious outdoor areas and parking spaces as well as an extensive technical infrastructure. These include bridge and slewing cranes, a nitrogen tank with pipeline network, a compressed air system with a ring pipe network, a water purification and extraction system, a phosphating plant and a freight elevator.
“Industrial real estate has to do much more than just provide space. Especially in the case of established production sites, the existing technical infrastructure and its integration into operational processes are of crucial importance. The contract extension with Wezel shows that existing properties can also offer suitable conditions for demanding industrial uses in the long term. At the same time, it underlines the importance of specialized production sites in our portfolio,” says Sandra Kraus, Leasing Director at CTP Germany.
The approximately 12,300 square metre site is located in an established commercial environment in Frickenhausen. As the sole tenant, Wezel uses the entire usable area of the site. There is a fast connection to the A8 motorway via the nearby B297 and B313 federal roads. This means that the Stuttgart economic region, the greater Ulm area and the Munich and Karlsruhe metropolitan regions are easily accessible. Stuttgart Airport can also be reached quickly via the A8. The surrounding cities of Nürtingen, Kirchheim unter Teck and Stuttgart also have good public transport connections.
