Wohnbau Lützen (WBL) has carried out and evaluated a comprehensive tenant survey, both quantitative and qualitative. The results show a very positive picture overall: the majority of tenants are satisfied with their housing situation and feel that they are in good hands with the portfolio in the long term.

Stable tenants and high satisfaction
The survey shows a particularly high level of stability in the portfolio: More than half of the residents have been living in the apartments for more than ten years. At the same time, around 90 percent of those surveyed say they are not planning to move away. The price-performance ratio is rated particularly positively, as is the room layout and the basic quality of living. These factors are among the most important drivers of satisfaction and confirm the strategic orientation of the company.
Differentiated needs per target group
The evaluation also shows that the requirements of tenants differ significantly depending on the phase of life. While satisfaction increases with age, families between the ages of 30 and 49 in particular express criticism more often. Here, the size of the apartment and the range of play and leisure areas play an important role. In addition, the desire for stronger social infrastructure is becoming clear. Many tenants want meeting places for young and old, cafés and offers for community activities in the neighbourhood.
Concrete need for improvement identified
In addition to the high level of overall satisfaction, the survey also identifies specific fields of action. These include, among other things, the desire for more accessibility as well as additional parking facilities, for example for walkers or bicycles. Mobility is also a central issue. Many tenants see a need for improvement in public transport and would like faster connections, especially in the direction of Weißenfels, Markranstädt and Leipzig. It is precisely here that it can be seen that a number of issues cannot be solved by the WBL alone as the owner of apartments, but that conclusions must be found at the municipal or regional level. There is now a close exchange with the city of Lützen in order to look for and work out common paths.
Measures already in preparation
Wohnbau Lützen takes the results of the survey as a clear basis for the further development of its portfolio. The first measures are already in preparation, especially in the area of quality of stay, social infrastructure and accessibility.
In the area of playground development, concrete steps were taken after initial discussions with the city on the population and age structure. Appointments with specialized playground companies have already taken place, and plans and offers are available. The construction of new playgrounds is planned for the current period.
The demanded additional parking facilities are also being promoted in a targeted manner. The needs were proactively queried via a tenant newsletter, the planning of the execution has been completed, a concrete design and offers are available. The implementation is also planned for this year.
“The survey gives us valuable information on where we can make targeted adjustments. Our goal is to further expand the high level of satisfaction and at the same time implement concrete improvements for our tenants,” says Glatte in his outlook.
