CTP, Europe’s largest listed owner, developer and portfolio holder of logistics and industrial properties in terms of gross lettable area, has started construction work on the future CTPark Dresden Nord in Ottendorf-Okrilla. After receiving the building permit, the realisation of the approximately 78,000 square metre area on Egger Straße will begin. A modern business park with around 31,000 square meters of usable space is planned.
Four buildings with a total of 16 flexibly divisible units with hall heights of 8.50 to 10.50 metres UKB are being built on the site north of Dresden. The areas are designed in particular for companies in the light industrial, technology-oriented manufacturing, pre- and final assembly as well as production-related services and can be adapted to individual usage requirements.
“With the start of construction work, the visible implementation of CTPark Dresden Nord is now beginning. The location combines flexible, modern commercial space with very good connections and proximity to Dresden’s dynamically growing technology and semiconductor cluster. In this way, we are creating attractive conditions for production companies and suppliers to settle in the region in the long term,” says Mario Göldenitz, Senior Developer at CTP Germany.
CTPark Dresden Nord is located in the industrial area of Ottendorf-Okrilla immediately north of the Saxon state capital. Two junctions to the A4 motorway are in the immediate vicinity, and the area is also connected to public transport by bus. Due to its proximity to Dresden, the location offers potential for suppliers and partner companies in the semiconductor industry, which is expanding there.
During development, CTP also attaches great importance to a sustainable design of the park. The roof areas will be equipped with photovoltaic systems for fossil-free energy generation. Wellbeing areas for employees and extensive green spaces are also planned. CTP is aiming for DGNB Gold certification for the new buildings. After completion, at least 164 parking spaces will be available.
With the start of construction work, the development of CTPark Dresden Nord enters the next phase. The first units are expected to be ready for occupancy in 2027.
