Cureus, a portfolio holder specializing in inpatient care properties, which is building new for its own portfolio and actively manages it, is starting the construction of a new retirement home in Bremen’s Grohn district. The care specialist compassio will be the operator of the new care location at Hermann-Fortmann-Str. 25/ Grohner Bergstr. in 28759 Bremen-Grohn (Free Hanseatic City of Bremen). Cureus is involved in this project itself as the general contractor.
Kevin Lleshi, project manager of Cureus, presents the project: “At the turn of the year 2024/25, we already demolished the old building from 1955, which had previously been used commercially, and prepared the site for our construction project. Now the neighbourhood can experience how something new is being created here. After completion of the subsoil preparation, we will start directly with the civil engineering for the building of the new senior citizens’ residence with 95 single rooms for care. From the summer, you will be able to see the building grow floor by floor. Thanks to our tried-and-tested system approach, completion is expected as early as the beginning of 2028. For the road traffic and the surrounding residents, we are careful to be as careful as possible with regard to restrictions, noise and dirt. Nevertheless, small disruptions often cannot be ruled out, for which we ask for your understanding today. In the end, however, the main result is an architecturally appealing, valuable home for senior citizens in Bremen.”
“With the starting signal for the new building, we are also starting the preparations for the future residential operation in the Bremen-Grohn senior citizens’ residence,” says Johannes Knake, Managing Director of the operator compassio, and continues: “Parallel to the first construction phase, it is important to put together the starter team for the new location and to directly accompany the construction progress and the subsequent equipment together. In this respect, interested parties can apply to us from spring 2027. In this way, we can open early after completion and promise our future residents an environment that meets our standards. The focus for us is on a home where we feel good and be safely cared for, in which we will offer professional, individual care and care. At this new location, which will also be given a name to match the location in due course, around 80 new, crisis-proof and modern full-time and part-time jobs will be created in the areas of nursing, administration, building services and services.

The compassio senior citizens’ residence in Bremen-Grohn is being built in a T-shaped construction on the approx. 3,600 square metre site in the northern Bremen district of Vegesack-Grohn and is to comprise approx. 5,360 square metres of gross floor area in the future. The sustainably planned property is being built in accordance with the state quality seal for sustainable buildings (QNG) as an energy-optimised KfW efficiency house in accordance with the KNN-WG55 programme. The barrier-free senior citizens’ residence extends over four full floors. For the future residents, 80 modern, fully inpatient permanent care places as well as 15 short-term care places in generously designed single rooms with private bathrooms will be available on the three upper floors. 51 of the rooms are wheelchair accessible. In addition to the nurse call, each room also has its own telephone, television and Internet connection. It is possible to furnish the rooms yourself to preserve privacy and as a private retreat. For a familiar, social togetherness, the rooms are divided into six independently organized residential groups, each with an associated kitchen-living room and lounge area as well as a balcony.
In the senior citizens’ residence, a hotel-like reception in the inviting foyer, a residents’ restaurant with kitchen and sun terrace and a hairdresser are planned. The offer will also include a care bathroom, event and therapy rooms and a laundry for residents’ laundry.
Sale of care apartments planned via Pecuria in part-ownership
The location is intended for individual distribution via Pecuria. Interested investors can acquire the 95 care apartments as condominiums, except that there is no claim to later use by the buyer. This is offset by the Pecuria offer of the priority occupancy right. Care apartments also have a variety of advantages over classic condominiums: The rental income can be planned and secured over many years through long-term general leases with solvent operating partners.
