Cureus, a portfolio holder specializing in inpatient care properties that is building new for its own portfolio and actively manages it, also completed new and urgently needed care capacities in Germany in the second quarter of 2026 and started building new units. From April to June 2026, 104 units for care were completed, and the construction of three new residential locations with 382 care and service residential units was also started. All new facilities will be managed together with various operating partners.
“We see the Federal Government’s desire for reform: The legislation for construction, for the financing of care and around the promotion of housing construction, which is so important to us, is currently being put to the test. New ideas are constantly germinating and are being questioned again in heated debates. However, a common will to reform is not yet clearly recognizable, the decision-making processes are dragging on and with them the urgently needed results,” says Christian Möhrke, CEO of Cureus, analyzing the current regulatory environment for the construction of new nursing homes. He continues: “In order to provide the market with the urgently needed capacities for further demographic development, private investors are needed. These are ready, but they expect planning security through long-term reliable framework conditions, which must be created urgently.” Thanks to its unique system approach and its team of around 135 people, which internally maps many key areas of responsibility for the development, construction and management of care facilities, Cureus is still able to continuously develop new care locations even under the current regulatory situation. In total, around 1,250 units for care and serviced living are currently under construction at nine locations. The project pipeline comprises a total of around 2,910 additional care places and service apartments.
Continued land acquisition and real estate sales
Cureus continues to selectively sell locations from the portfolio to various market participants if opportunities arise in order to additionally release tied up liquidity for the realization of further projects. The sale of senior living apartments to private investors, organised through sales partners, is also still part of the company’s core business.
In addition, the company continues to be active in land acquisition for new projects. In the second quarter of 2026, three new development sites were acquired in North Rhine-Westphalia. The focus is particularly on this state; Hesse, Lower Saxony, Schleswig-Holstein and Berlin also remain interesting. About the newly started and completed sites from the second quarter of 2026
Cureus continued to complete additional nursing and serviced housing capacities in the second quarter of 2026. This created 104 inpatient care places at one location. Construction began on 351 inpatient care places and 31 service apartments at three other locations.
Construction of the Korbach residential carrée (Hesse) started right at the beginning of the quarter. Two modern new buildings with 119 single rooms for full inpatient and short-term care, 31 assisted living apartments, a residents’ restaurant, a fireplace room with library, a hairdresser, a nursing bathroom and therapy rooms are planned. In mid-April, Cureus completed the “Mien to Huus” senior citizens’ residence in Garrel (Lower Saxony) for the Alloheim Group, creating 104 nursing places in barrier-free single rooms. The house has a restaurant, café, hairdresser, care and feel-good bathrooms as well as therapy rooms and was built in sustainable KfW40-NH construction, and is also striving for DGNB Silver certification. At the beginning of June, Cureus started the construction of a senior citizens’ centre in Hoppegarten (Brandenburg) near Berlin for its operating partner Vitanas. Here, 137 care places for full, short-term and respite care will be created. Also in June 2026, the construction of a new compassio retirement home began in Bremen-Grohn (Free Hanseatic City of Bremen) with 80 single rooms for full inpatient care and 15 single rooms for short-term care, as well as a care bathroom, residents’ restaurant, hairdresser, event and therapy rooms. In the second quarter of 2026, the construction progress could once again be traditionally celebrated on the Cureus construction sites: The foundation stone was laid in Kassel (Hesse) on the Salzmann site for the compassio senior citizens’ residence with 163 places. This foundation stone was symbolic of the development of the entire area. compassio and Cureus also laid the foundation stone for the new residential carrée in Krobach (Hesse) with 119 nursing places and 31 service apartments. Planning and construction is carried out according to the Cureus system approach
All new buildings are being built in accordance with the Cureus standard of the system care property. This relies on uniform, high quality standards and is oriented, among other things, to the needs of the operators with a focus on residents and nursing staff. For example, the construction processes and all objects are optimized from the inside out: This applies, for example, to the size and arrangement of rooms to optimize areas and walkways. The on-site equipment is also well thought-out from a utility point of view: corridors always receive daylight, each room has floor-to-ceiling windows and the modern bathrooms and window arrangements always follow the same standardised system approach. In the architecture and façade design, however, great importance is attached to individuality and the highest quality in order to fit optimally into the respective project environment. Sustainable aspects also play an important role both in terms of the long-term profitability of a nursing home and its impact on the environment. For example, the KfW 40 standard is aimed for all properties. The bundled procurement, including floor coverings or elevator systems, also ensures cost synergies. Long-term maintenance contracts covering several properties also reduce the costs of the future operator. By constantly reviewing and optimizing this system approach, the creation of needs-based properties can be guaranteed.
