Deka Immobilien has acquired the logistics property “VDH Cooling” in Dutch Fresh Port near Rotterdam. The seller is a property company of the joint venture between Melcombe Partners and GIC, the sovereign wealth fund of Singapore. The property is to be included in the portfolio of the open-ended real estate fund Deka-ImmobilienGlobal. The purchase price was not disclosed.
The “VDH Cooling” property is a state-of-the-art and fully let refrigerated logistics centre with a total lettable area of around 29,700 sqm. The sole tenant is VDH Forwarding & Warehousing B.V., an established logistics and mail-order company for food products, which uses the highly specialized refrigeration infrastructure in the form of box-in-box refrigeration systems for its temperature-controlled requirements. Completed at the end of 2025, the property is located in the catchment area of the Port of Rotterdam in the Dutch Fresh Port and benefits from the very good connection to the motorway network, Rotterdam’s inland port terminals and the rail network.
The property has the BREEAM “Excellent” sustainability certification and is equipped with an integrated energy system consisting of a photovoltaic system and battery storage system on the roof.
With this acquisition, the fund management of Deka-ImmobilienGlobal has secured a new top logistics property with high ESG standards in the important segment of refrigerated logistics. At the same time, the fund continues to diversify its portfolio by increasing the logistics share.
