The European investment manager Peakside Capital Advisors AG (Peakside) has leased its logistics development at the Mülheim-Kärlich site near Koblenz in full and on a long-term basis to a major textile service provider. Construction of the project, which is part of the PREF IV fund managed by Peakside, is scheduled to start this year. The property, which covers more than 60,000 square metres, will offer, among other things, a storage capacity of 76,000 Euro pallets and a further 140,000 storage spaces for small cartons. In addition to storage space, the building will also include modern service and office space. The project is located on a plot of land of around 110,000 square meters owned by Peakside. The term of the lease is 20 years plus further extension options.
BNP Paribas, Immolox and Colliers advised on the letting. Legal advice for Peakside was provided by HauckSchuchardt, the tenant was given internal legal advice. Goldbeck has been commissioned as the general contractor for the project, and KUA DC Solutions, a company belonging to Arcadis, as the general planner.
Boris Schran, Managing Partner at Peakside, says: “We are very pleased to have found a long-term tenant with undoubted creditworthiness for our project. The location is ideally located between the A61, A48 and A3 motorways and also offers further development options, such as rail access and proximity to an inland port, which proves the outstanding location and the many advantages for the location. The handover of the building to the tenant is planned for 2028.”
Hendrik Wüsten, Principal at Peakside, who is responsible for the logistics sector, among other things, adds: “We are constructing the building in accordance with current ESG guidelines and are aiming for DGNB Gold certification. To this end, the project will be equipped with a photovoltaic system, green roofs, rainwater management facilities, charging infrastructure and heat pumps, among other things, and should be as energy self-sufficient as possible.”
