Space House has made a successful start to the year: 5,640 square metres of office space have already been re-let, and a further 415 square metres are about to be signed. This means that 45 percent of the office space has now been rented or reserved.
HB Reavis was contracted by QuadReal, a global real estate investor, project developer and operator, to provide leasing and asset management for Space House at the end of 2025. Since then, the leasing momentum has increased significantly. A total of five leases have been signed for a total of 5,640 square metres in the Tower and Block buildings.
Space House is located at the intersection of Holborn and Covent Garden – where the technology, creative and legal industries meet science and research. The offering is complemented by a strong focus on user experience, high-quality on-site services and sustainable building design. The new tenants join the existing user community with BlackLine, Spectris and HiBob.
Recent rentals include:
- John Laing, a leading international infrastructure investor, is renting 750 square meters on the fifth floor of the block building.
- Wiggin, a multi-award-winning law firm with a focus on media, technology and intellectual property, is moving into 960 square meters on the twelfth floor of the tower.
- Sapiens, a global technology company, is setting up its new headquarters on 960 square meters on the 13th floor of the tower.
- QuadReal is relocating its British offices to the ninth and parts of the eighth floor of the tower. A further 415 square metres on the fifth floor of the tower are currently at an advanced stage of contract negotiations.
Iconic campus in the heart of London
Space House is a multi-award-winning, one-hectare ensemble with a total of 24,800 square metres of office and retail space. The listed area (Grade II Listed) has been extensively revitalised and combines two striking buildings: the 17-storey Tower – the tallest office building in Covent Garden – and the eight-storey block connected to the tower on the lower levels. Retail space on the ground floor enlivens the area and creates a connection between Kingsway and Covent Garden.
The location at the interface of Covent Garden and Holborn remains a significant locational advantage. Space House has established itself as a multidisciplinary and forward-thinking hub in central London. In addition, Space House has high-quality retail space with a total of 2,230 square meters, which complements the service offering for tenants and neighborhood alike.

New marketing partners on board
In order to fully market the remaining space, HB Reavis has recently expanded the leasing team for Space House. The office space will be marketed together with Compton and CBRE in the future. Bruce Gillingham Pollard will remain responsible for retail space.
