Henderson Park and HAMBURG TEAM have leased around 20,000 square meters of office space from the HAINWERK project in Berlin-Friedrichshain to the international software company JetBrains for a term of 15 years. This means that the office building is fully let before completion.
Together with HAMBURG TEAM as the project developer, Henderson Park is realising a mixed-use quarter with office, retail and residential use on Warschauer Strasse/Revaler Strasse. The full occupancy before completion sends a strong signal in a market environment that continues to be challenging: it shows that high-quality, flexible and sustainable office space can be successfully located in convincing urban locations even under difficult conditions.
“From our point of view, the rental is more than a classic marketing success. With JetBrains, we have not only gained a long-term user, but at the same time we have proven the marketability and attractiveness of a high-quality product in a selective market environment at an early stage. The deal shows that first-class office space in the right locations with a clear ESG orientation, high space quality and convincing flexibility can still be let in full today and at a level appropriate to the quality of the space,” says Robert Hellerschmied, Managing Director at Henderson Park.

The conclusion of the lease agreement in a highly competitive market confirms our project development approach of developing architecturally concise, location-specific and target group-oriented branded properties,” adds Lieselotte Axelsen, Senior Project Director at HAMBURG TEAM.
HAINWERK is designed as a sustainable urban building block in one of the most dynamic locations in Berlin. In addition to the approximately 20,000 square meters of office space, the project includes a further 3,500 square meters of retail space, of which around 60 percent has already been pre-let to REWE. In addition, there is a neighboring residential building with 125 units, which is expected to be completed in the third quarter of 2026.
The office building is scheduled for completion in the fourth quarter of 2027 and is designed to meet high sustainability, connectivity and user standards. Among other things, WiredScore Platinum as well as DGNB and LEED Platinum certifications are planned. At the same time, the building was planned from the outset in such a way that multi-tenant use is also possible at a later date. The current full occupancy to a single user thus underlines not only the attractiveness of the location, but also the flexibility and long-term third-party usability of the product.
With JetBrains, HAINWERK has gained an international software company that develops intelligent tools for software development. Founded in 2000 and headquartered in Amsterdam, the company has locations in Berlin and Munich in Germany. According to the company, JetBrains solutions are trusted by more than 15 million users and 88 of the Fortune Global Top 100. JetBrains will relocate its Berlin location from Cuvrystraße 53 to Revaler Straße 2.
Henderson Park and HAMBURG TEAM were legally advised by the law firm POELLATH in Berlin on the conclusion of the lease agreement. JetBrains, on the other hand, relied on the expertise of Hogan Lovells in Munich. KVL Projektentwicklung Plus was involved as the client’s representative, Luana Cortis led the lease negotiations.
