HIH Invest has acquired a logistics hall in Dammstraße in Weiterstadt, Hesse, south of Frankfurt am Main, for an individual mandate from an institutional investor. The seller is a joint venture of MB Park and Isarkies Residential and Commercial Land. The property in the Gräfenhausen district was completed in autumn 2025 and offers a total of 8,630 square metres of rental space. Of this, 7,586 square metres will be logistics and warehouse space, 529 square metres will be office space and 512 square metres will be public and social space. In addition, the property has 69 parking spaces, eight of which are equipped with electric charging stations. There is a long-term green lease agreement with the tenant MOL Logistics Deutschland GmbH, a globally active contract logistics company.
“With this acquisition, we are securing a high-quality asset for our investors in one of Germany’s strongest logistics regions,” explains Maximilian Tappert, Head of Transaction Management Logistics at HIH Invest. “The property already meets key sustainability requirements and offers a high potential for subsequent use thanks to its flexible layout.”
The aim is to certify the property in accordance with the DGNB Gold Standard, which is operated in a CO2-neutral manner. It has an integrated air heat pump, a photovoltaic system on the roof and on the façade, greenery on parts of the roof, charging stations for e-cars, LED lighting with motion detectors and recreation areas for employees.
The Rhine-Main region is one of the most important logistics regions in Germany. The Weiterstadt site is very well connected to the German motorway network. The driveway to the A5 is a few minutes away by car. Frankfurt am Main Airport and the centre of Darmstadt can be reached within 20 minutes.
