INDUSTRIA, a real estate manager from Frankfurt am Main and part of the Becken Group, is entering the market with an adapted version of the open-ended real estate special fund ‘Industria Wohnen Deutschland VIII’, after the final investment for the predecessor fund, “Wohnen Deutschland VII”, was recently successfully notarized. With the vehicle, INDUSTRIA plans to raise between 200 and 300 million euros in equity from institutional investors. The fund volume is expected to reach 300 to 500 million euros. The targeted average target distribution yield is at least 4.0 percent p.a. In principle, the fund can invest in new and existing properties, and it is also possible to add properties in serial or modular construction. IntReal International Real Estate Kapitalverwaltungsgesellschaft acts as the service KVG. The fund had already been conceived in 2022, but has since been postponed due to the changed market parameters.
Thomas Wirtz FRICS, Managing Director of INDUSTRIA Immobilien, comments: “The fund meets the requirements of Article 8 of the Disclosure Regulation. To this end, ecological characteristics have been defined for the properties to be acquired to ensure that the regulatory requirements are met. At the same time, these characteristics also leave INDUSTRIA enough freedom as an asset manager to take advantage of opportunities. For example, some residential properties must have energy efficiency class B or better. If the energy efficiency class is lower at the time of purchase, it is possible to achieve the energy requirements by achieving a significant improvement in the first five years after acquisition through appropriate measures on the properties.”
The findings of the latest investor survey ‘INDUSTRIA Residential Investment Trends’ from spring 2026 were also incorporated into the fund concept. In the survey, a combination of existing and new-build properties was the most popular strategy for residential investments (around 42 percent of respondents). “In terms of the fund’s risk strategy – core/core+ – and the amount of the distribution, we are also in line with what investors are currently asking for with the new fund,” says Wirtz.
