Montano Real Estate GmbH (“Montano”, www.montano.eu), a highly specialised partner for investments in commercial real estate, has appointed Niklas Baldauf as its new Head of Asset Management.

Niklas Baldauf was most recently Director Asset Management at Accumulata Real Estate Management in Munich. Previously, he worked for Nuveen Real Estate, where he was most recently Head of Asset Management Retail Northern Europe, where he was responsible for an extensive portfolio. Other positions include positions at Allianz Real Estate and Clarendon Asset Management.

The graduate in real estate economics (MSc. Real Estate, IRE|BS and University of Hong Kong) has more than 15 years of experience along the entire real estate value chain – from asset and portfolio management to repositioning and development-related topics. His main areas of focus include the establishment and reorganisation of asset management structures as well as the implementation of complex leasing and repositioning strategies.

In his new role at Montano, Baldauf will focus in particular on the further development of the integrated asset management platform. The focus is on a lean, digitally supported and scalable approach along the entire real estate life cycle as well as the consistent optimisation of income and cost structures.

The previous Head of Asset Management, Julius Falcinelli, will become an extended member of the Management Board as Executive Director. His responsibilities will be expanded to include support for existing customers and corporate finance at Group level.

Montano was able to grow in all key figures in the 2025 financial year despite a challenging market environment. Assets under management rose to EUR 1.9 billion, the transaction volume increased to EUR 135 million and the rental space under management amounted to around 665,000 sqm. At the same time, around 65,000 sqm of space was newly let last year and further asset management mandates were taken on.

The aim is to sustainably increase the performance of the properties under management through active management, creative leasing approaches and targeted repositioning measures and to generate further growth in the mandate business.
